What do houses near Silver Lake actually sell for in late 2026?

Four dated house sales in the area Redfin labels Ivanhoe / Silverlake closed between $985,000 and $1,250,000 from August 4 to October 21, 2026, according to Redfin's recently sold list. That is the entry tier of a market where Redfin's own median sale price for the area was $1.47 million in June. The houses ran from about 1,000 to 2,100 square feet, and the price per square foot ranged from roughly $595 to $1,072, which tells you more than the sold prices do.

This is a spotlight on those four closings, not a valuation of any one house. Four sales is a small sample, so I will say where it stops being reliable.

Where Ivanhoe sits and what the label covers

Ivanhoe is the older name for the upper basin of the Silver Lake reservoir complex. Per Wikipedia's Silver Lake entry, Byram and Poindexter began developing the area around 1887, the city built the Ivanhoe Reservoir in 1906, and both reservoirs became Historic-Cultural Monument No. 422 in 1989. Streets here carry names from Sir Walter Scott and British literature, such as Rowena and Kenilworth.

Redfin's Ivanhoe / Silverlake tile is a data label, not a mapped district. The houses on its recently sold page carry ZIP codes 90026, 90027, 90029 and 90039, and the tile is wider than the Silver Lake boundaries Wikipedia lists. So an address on this list is not automatically a Silver Lake address. Check any house against a map before you compare it to another. Our Silver Lake neighborhood guide covers the reservoir, hillside and flats sub-markets in more detail.

The four sales

Redfin shows sold dates for only the first five cards on its list, so these are the only four house sales I could date. I excluded one duplex, 720 N La Fayette Park Place, which closed for $1,258,660 on October 9 and sits in a different property class.

Source: Redfin for prices, dates, bedrooms, bathrooms and square footage. Price per square foot is my own calculation. The four prices average about $1.17 million.

The spread in price per square foot is the useful part. The 2,100 square foot house on La Fayette Park Place sold for $1,250,000, only about $15,000 more than the 1,415 square foot house on Benton Way, yet it works out to roughly $595 a foot against $873. The smallest house, on Ellsworth Street, sold for the lowest price but at a rate near $972 a foot. Size did not set the price in this sample. Condition, lot, location and finish did, and Redfin's list does not show those, so I will not guess at them.

How this compares with the wider area

Redfin's Ivanhoe / Silverlake housing market page reports figures for June 2026. The median sale price was $1,471,488, down 10.1 percent from a year earlier. Homes sold in a median of 41 days, and the sale-to-list price ratio was 104.9 percent, with 100 homes sold. Redfin scores the area 70 out of 100 on its Compete measure, which it labels very competitive.

Two cautions. Redfin's page also gives a slightly different average price in its description than in its body, so I used the body figure. And these are June numbers, while my four sales run from August to October, so the comparison is directional. All four sold below the June median, which fits the idea that a house under $1.3 million here is an entry-tier purchase, not the typical one. A median that fell 10 percent while price per square foot rose 12 percent, as the same page shows over slightly different periods, can point to a change in which houses sold and not only to cheaper houses.

What this means if you are weighing a house here

For a buyer, the four sales suggest that a house near Silver Lake priced under about $1.3 million is likely to be smaller than average or to sit at the edge of the area. A competitive score of 70 and a sale-to-list ratio above 100 percent suggest that a clean house at the right price may draw several offers. That is a pattern in the data, not a prediction.

For a seller, the lesson is to price against closed sales of houses with the same bedroom count and condition, not against a headline median. A seller of a 1,100 square foot house and a seller of a 2,100 square foot house in the same tile are not in the same market.

What it costs to close at this price

These addresses are inside the City of Los Angeles, so Measure ULA applies above the indexed thresholds. Per the Los Angeles Office of Finance, the first tier starts at $5,400,000, so none of these sales came near it. The county documentary transfer tax is $1.10 per $1,000, which on the $1,235,000 Benton Way sale works out to about $1,359 by my calculation. Escrow, title and other charges add to the total. Our guide to closing costs for Los Angeles sellers walks through the rest, and you can browse current inventory on our Los Angeles search page.

What this sample cannot tell you

Four dated sales over about eleven weeks is a snapshot. Redfin's list does not show lot size, year built or condition, and it labels some properties with no unit number without saying whether they are single-family houses, so I treated these four as houses on the evidence of the address and the listing. The market figures are for June and the sales run through October. A house with a view, a pool or a recent remodel will sit outside this band in either direction.
