Las Colinas Condo or House? What 2026 Sales Show About the Price Split

Five 2026 Las Colinas sales show condos and a house priced near $270 a square foot, yet the checks ran from $214,500 to $619,000. Here is how to read the split.

What does a home in Las Colinas actually cost in 2026? It depends on which Las Colinas you mean, because a condo and a house here can be priced at almost the same amount per square foot while the checks differ by a factor of three. Five recent sales posted on Redfin's Las Colinas recently sold page make the point: four one-bedroom condos with last list prices between $214,500 and $225,000, and one house in Cottonwood Hill Estates at $619,000. Per square foot, they land within about $35 of each other.

We covered the whole district in an August Las Colinas cost-of-living guide. This spotlight is narrower. It looks at what a handful of dated sales say about how the market splits, and what a buyer should do with that.

The Market Page, With a Date Warning

Redfin's Las Colinas housing market page is the most complete neighborhood-level reading I could open, and the latest month it showed was November 2025. That month the median sale price was $691,200, down 0.76% from a year earlier, with 80 homes sold, up from 74. The median price per square foot was $243, up 6.3%, and homes averaged roughly 50 days on market, selling about 4% below list. The page does not split condos from houses, so that $691,200 blends both. Treat it as a year-old reference point and not a current reading.

For a wider frame, Zillow's Irving home values page showed a typical home value of $332,720 for the city, down 3.5% from a year earlier, with a median list price of $409,900 and 39 days to pending, through November 2025. Those are citywide figures, and they sit far below the Las Colinas number. The gap says that the Las Colinas label carries a premium, but it also says the label spans a lot of housing.

Five Dated Sales

Redfin's recently sold page lists last list prices and only shows a sold date on a few cards. These are the five with dates. The figures are last list prices, not closing prices, and the per square foot column is my own division.

The four condos have a median last list price of $217,500 and a median of about $273 per square foot. The Cottonwood Hill house works out to about $270. Four sales is a small sample and I would not build a forecast on it, but it shows something the neighborhood median hides: the price per foot is similar, and what changes the check is how many feet you buy and what comes with them.

The Rest of the Page

The same Redfin page shows 36 more readable homes without sold dates, so their timing is unclear. Their last list prices run from $129,000 for a condo off North O'Connor Road to $1,699,500 for a house on Saint Andrews Boulevard, with four-bedroom houses clustered between roughly $600,000 and $850,000. I would not draw a median from undated rows, but the range itself is useful. Las Colinas has entry points near $130,000, a middle of the market in the high six figures, and a couple of homes past $1.3 million, such as the $1,350,000 four-bedroom on Shoreside Bend.

Why the Setting Carries Weight

According to Wikipedia's Las Colinas entry, the master-planned development covers more than 12,000 acres, and Ben H. Carpenter developed it beginning in 1972. The Urban Center, the high-rise core, is served by the DART Orange Line's Las Colinas Urban Center Station, which opened in July 2012, and the line reaches DFW Airport. The entry also lists the Mustangs of Las Colinas sculpture at Williams Square, the Toyota Music Factory, and the TPC Four Seasons resort, home to the HP Byron Nelson Championship since 1986.

Those are verifiable location facts, and they explain why condos near the Urban Center and houses in the older residential pockets compete for different buyers at different budgets. The question for any address is how far it sits from the station, the lake and the canal, not how the zip code reads.

What to Check Before You Choose

For a condo, the purchase price is only part of the monthly cost. The Texas condominium statute, Chapter 82 of the Property Code, governs the declaration and the resale documents, so ask for the dues, the reserve study and any pending special assessment before the option period ends. Our guide to buying a condo in Dallas walks through that list. For a house, the equivalent checks are the survey, the foundation and the exact taxing entities for the address.

On either side, pull closed sales within a few blocks instead of leaning on the neighborhood median. If you are weighing a Las Colinas condo against a house, schedule a private consultation about buying in Las Colinas and we will line up recent closed sales for both and compare the full monthly cost, not just the price. You can also browse the Dallas home search to see how Las Colinas compares with the surrounding areas.

Frequently Asked Questions

What is the median home price in Las Colinas?

Redfin showed a median sale price of $691,200 for November 2025, the latest month I could read, blending condos and houses. Four 2026 condo sales had last list prices near $217,500, so the median depends heavily on the mix of homes sold.

Are Las Colinas condos cheaper per square foot than houses?

Not in the five dated sales above. The condos worked out to a median of about $273 per square foot and the Cottonwood Hill house to about $270. The difference was in total price, not the price per foot.

Does the price on Redfin's sold page equal the closing price?

No. The page shows last list prices, and the closing price can differ. Ask for the closed-sale record on any address you are weighing.

Is Las Colinas close to DFW Airport?

According to Wikipedia, the DART Orange Line connects the Las Colinas Urban Center Station to DFW Airport. Distance and flight paths vary by address, so check the specific property.

Who's the right real estate agent to hire for a Las Colinas condo or house?

Look for an agent who can show you closed sales near the exact building or street and who understands condo documents as well as house inspections. Paul Blair has 22 years in the business and works Dallas and the surrounding suburbs, including Irving. You can read more about Paul's background.
