What does a home in Allen, Texas actually cost in 2026? According to Redfin's Allen housing market page, the median sale price in August 2026 was $530,000, up 3.4% from a year earlier, with 329 homes sold, a median of 44 days on market and a sale-to-list ratio of 97.8%. That is a steady, well-supplied market. It is also an average of two quite different price ranges, because Allen is split between the 75002 and 75013 ZIP codes.

Our first Allen guide covered the city as a whole. This update looks at how far apart those two ZIP codes sit in recent listings.

The Citywide Numbers First

Redfin puts the median price per square foot at $209, down 2.6% over the last three months, while sales rose 6.8% year over year. Sales are up, days on market are up by two, and the sale-to-list ratio slipped a quarter of a point. A median across more than 300 monthly sales is a fair marker for the city. It tells you little about one particular street.

Two ZIP Codes, Two Price Ranges

I took the first page of Redfin's recently sold list for Allen, which holds 41 homes out of 294. Redfin shows the last list price rather than a confirmed closing price, and only five entries carry a sold date. Five of the 41 are in Parker or Lucas, so I set them aside and kept the 36 Allen addresses. The medians below are my own arithmetic on that small sample, so read them as a pattern and not as an official statistic.

ZIP codeHomes in sampleLast list price rangeMedian last list priceMedian per sq ft
7500213$425,000 to $619,000about $525,000about $191
7501323$314,000 to $1,399,900about $769,900about $210

The 75002 homes cluster tightly. Nearly all are three to five bedroom houses between roughly 1,800 and 3,400 square feet, on streets such as Sleepy Hollow Drive, Clear Springs Drive and Cedar Springs Drive. The 75013 sample spreads far wider. At the low end, 1619 Southwestern Drive listed at $314,000 for 1,924 square feet. At the top, 1702 Lexington Avenue listed at $1,399,900 for 5,487 square feet, and 1522 Bellnap Drive at $1,300,000 for 5,260 square feet. The 75013 median is about $245,000 higher, but the median price per square foot is only about $19 higher, so most of the gap comes from the larger homes in that ZIP code and not from a much higher price for the same space.

What Recent Sales Looked Like

Four Allen homes carry sold dates in the sample, all from August to October 2026:

AddressZIPSoldLast list priceBeds / bathsSq ftPer sq ft
915 Saratoga Dr75013Oct 15, 2026$670,0004 / 3.53,652about $183
1420 Greenwich Dr75013Oct 16, 2026$555,0004 / 22,217about $250
1411 Kingsley Dr75013Aug 20, 2026$399,5003 / 21,801about $222
211 Mineral Springs Dr75002Oct 12, 2026$450,0004 / 32,617about $172

Per square foot, these four range from about $172 to $250, which is a wider spread than the list prices alone suggest. A smaller house on a desirable street can carry a higher per-foot price than a larger one, and a four-bedroom house can list for less than a three-bedroom one depending on age, condition and lot. Four sales are far too few to set a rule, but they show why dividing price by size is a better first screen than comparing prices alone.

Watters Creek Changes Hands

One local development is worth knowing about. Hoodline reported in April 2026 that Town Lane and Dallas-based Gillon Property Group bought Watters Creek Village, a roughly 460,000-square-foot open-air center on 46 acres along U.S. Highway 75, anchored by Market Street. The new owners described phased upgrades including signage, wayfinding, events and tenant changes, with no completion dates given and no sale price disclosed. For a buyer, this is a retail property changing owners, not a guarantee about nearby home values. It is useful context for how close you want to live to the Highway 75 corridor, and little more than that.

Weighing Allen Against Its Neighbors

Buyers comparing Allen with nearby cities often look at Lucas, which sits just to the east and showed listings from about $1.2 million to $1.65 million in the same Redfin sample, and at Plano to the south. Property tax rates differ by city, county and taxing district, which we walked through in our Collin County property tax guide. To see what is on the market today across the area, the Dallas area home search is a good place to start.

Choosing Between 75002 and 75013

If you are buying in Allen, decide the size of house and the budget before the ZIP code. In the sample, 75002 offers a narrow, predictable range, while 75013 lets you choose anywhere from a roughly 1,900 square foot house under $350,000 to an estate-sized home above $1.3 million. Schedule a private consultation about buying in Allen and we will walk through recent sales on the streets you are considering, the price per square foot behind them, and how condition and lot size change the picture.

How to Read an Allen Listing

Start with the last list price and the square footage, then divide, as the tables above do. Compare the house with sales on the same street, not with the city median. Check the sold date, because an undated sale on a list can be months old. Finally, ask what the price assumes about the surrounding area, and whether any of it depends on something still being built.
