What Does a Bent Tree Home Sell For in 2026?
By Paul Blair | October 14, 2026
According to Redfin's Bent Tree recently sold page, the three most recent dated house sales in the 75248 ZIP code had last list prices of $539,900 on Spring Flower Trail, $595,000 on Rustic Meadows Drive, and $698,738 on Chalfont Circle, closing between September 8 and October 6, 2026. The same page also lists much larger Bent Tree houses among its recent sales, including an 8,964-square-foot house on Club Hill Drive at a last list price of $6,595,000. Both ends are real, and the gap between them is the story of this neighborhood.
This post uses public sale records as market comps. It is not a Grey Square listing, and nothing here describes a property beyond what the public record shows. Redfin displays each home's last list price rather than a confirmed closing price, so every figure below is a list price and is labeled that way. Redfin shows sold dates for only the first five entries on its page, so I use dates only where they appear.
Where Bent Tree Sits
Bent Tree is in Far North Dallas. According to D Magazine's neighborhood guide, it is centered around Bent Tree Country Club, straddles the Dallas County and Collin County line, and has easy access to the Dallas North Tollway. The same guide puts the median year homes were built at 1990, with some original owners building in 1987 or 1988. That is a neighborhood of established, mature landscaping rather than new-subdivision lots.
One landmark is worth knowing. D Magazine describes the historic Frankford Church in the middle of the neighborhood, with a windmill and cemetery, set among a creek and prairie meadow, and notes that the City of Dallas gave it a Preservation Achievement Award. If you are comparing Bent Tree with a nearby market, our Addison guide covers the neighbor to the east, and the Preston Royal guide covers an older Dallas pocket south of here.
Three Different Housing Types in One Boundary
Redfin's Bent Tree boundary pulls in more than one kind of property. On the recently sold page you will find fee-simple houses on winding streets near the club, two Addison homes with last list prices of $419,500 and $434,900, and condominiums in the Bent Tree Forest Drive and Keller Springs Road complexes with last list prices from $115,000 to $220,000. Those are three separate markets, and averaging them together tells you very little.
That mix also explains the headline number. Redfin's Bent Tree market page shows a sale price of $689,000, up 36.3 percent from a year earlier, with an average of 54 days on market and 41 homes sold. A jump that large in a small sample usually means a different mix of homes sold, not that every home gained a third in value. Redfin's page also shows $249 per square foot, up 5.5 percent, which is a steadier read.

Price per square foot is calculated from the list price and listed living area. The four lower rows appear on the same page without a sold date, so treat them as recent activity rather than a dated closing.

Reading These Comps Honestly
The three dated sales sit in a tight band, from about $265 to $273 per square foot on last list price. That consistency is useful. It says that on and around Spring Flower Trail, Rustic Meadows Drive, and Chalfont Circle, houses of roughly 2,000 to 2,600 square feet are pricing in a predictable range, and a seller or buyer can reason from it.
Move up to the Club Hill and Rose Grove addresses and the per-square-foot figure climbs from about $242 to $736. Redfin's page does not say why, and I would not guess. Lot size, frontage near the golf course, renovation level, and whether a house is original or rebuilt can each move a price, and each is checkable. The Dallas Central Appraisal District shows year built, lot size, and improvement details for any Dallas address, and the Collin Central Appraisal District does the same on the county side of the line.
A few habits keep the numbers honest here:
- Compare by street and by product type. A 2,000-square-foot house and an 8,964-square-foot estate are different markets even inside one boundary.
- Confirm the closing price. Redfin shows last list price, so check county records or the settlement statement before building an offer around a figure.
- Mind the county line. Because Bent Tree crosses from Dallas County into Collin County, property tax details and appraisal district records depend on the exact address.
- Look at nearby inventory. The Dallas search page shows what is listed today, and our buyer guide covers the Texas process from offer to closing.

Start with what actually matters: an agent who can show you closed sales on your specific street, explain how lot, condition, and house size changed the price, and who understands that a Dallas County address and a Collin County address are handled differently on taxes and records. Ask any agent you interview to walk through the comparables behind their pricing opinion.
