According to Redfin's market data for Preston Royal Northwest, the median sale price was $3,190,710 for the three months ending August 2026, up 10.0% from a year earlier, with a median of 64 days on market and homes selling at 95.3% of list price in August. Most of what sells here is a large single-family house on a deep lot, and the price you pay depends heavily on whether the house is original, renovated, or rebuilt.

Preston Royal sits in the 75230 ZIP code in North Dallas, next to Preston Hollow, Preston Center, and Devonshire. It is a smaller and quieter corner of that part of the city than its neighbors, and it tends to get folded into them in conversation. This guide separates it out: where the name comes from, what recent sales show, and how it compares with the markets around it. For the wider area, our Preston Hollow guide and the Preston Hollow community page cover the neighboring market.

Where the Name Comes From

The name belongs to a crossroads before it belongs to a neighborhood. According to a Preston Hollow Advocate history of the center, developer Mixon began building at the Preston and Royal intersection in 1953, and a $2 million shopping village opened there on July 12, 1956, with a ribbon cutting and live music. A second center, Preston Hollow Village, opened on the northwest corner in 1959, anchored by a movie theater where tickets cost 35 cents. In 1965 the two sides were brought under common ownership.

That retail core still shapes how people describe the area. In an October 2017 announcement, EDENS described Preston Royal Village as more than 230,000 square feet with more than 60 boutiques, restaurants, and service tenants, following a renovation that year. Tenant lists change, so check the current directory before relying on any single name. The practical point for a buyer is proximity: Redfin gives the area a Walk Score of 61, which it rates somewhat walkable, so some errands are on foot and most are by car.

What Recent Sales Show

Redfin's recently sold page lists seven houses and four condos for the area. Redfin shows each home's last list price rather than a confirmed closing price, so every figure below is a list price and is labeled that way. Per-square-foot figures are my own arithmetic from list price and listed living area.

Reading the Spread

The first thing to notice is the range. Five of the seven list prices sit between about $3.2 million and $4.0 million, while two sit between $1.7 million and $1.95 million, and the per-square-foot figures split the same way, from roughly $383 to $662. Redfin does not explain why, and a table of seven sales cannot either. In a neighborhood with this mix, the usual drivers are lot size, whether the house is original or newly built, and the level of finish. The Dallas Central Appraisal District records year built, lot size, and improvement details for any address, and that is the right place to start a real comparison.

The broader figures give context. Redfin's housing market page shows a median sale price of $597 per square foot, up 42.1% year over year, and 8 homes sold in August 2026 against 5 in August 2025. Those are small numbers, so one or two closings can move a median sharply, and I would treat the year-over-year changes as directional only. The condos in the same record are a different product entirely: four Park Village Place units show last list prices from $320,000 to $445,000, and they do not belong in a comparison with the houses above.

How It Compares With Its Neighbors

Preston Hollow is the larger neighbor and the one most buyers compare against first. Preston Royal's houses on the evidence above are large and mostly priced in the multi-million range, and the market runs on a handful of sales a month rather than a deep inventory, so each sale tells you more than it would in a bigger area. Devonshire is a separate neighborhood with its own housing mix, and Preston Center to the south is a commercial district rather than a residential one. When you compare areas, compare by street and product type, not by neighborhood name.

A few habits keep the numbers honest:

  • Match living area, lot size, and renovation level, not just bedroom count.
  • Confirm closing prices through county records or the settlement statement, since Redfin shows last list price.
  • Treat medians in a small market as a rough guide, because a single sale can move them.
  • Check what is listed today on the Dallas search page before building an offer around old comps.
