Beverlywood After the 43 Percent Spike: What Redfin's August Numbers Show

Did Beverlywood prices really jump 43 percent, or was that a thin month?

It was a thin month. In August we wrote about a Redfin snapshot that showed a $2.3 million median sale price in Beverlywood, up 42.9 percent year over year, built on only seven closings. Redfin's latest Beverlywood market page now covers August 2026 and shows a median of $2.2 million, down 0.68 percent from a year earlier, with 10 homes sold, a median of 50 days on the market, and sales closing at list price.

The earlier number was a reflection of which houses happened to close, not a change in what a Beverlywood house is worth. Two months on, that reading holds up, and the sales behind it are worth looking at one at a time.

Median price per square foot$1,280, up 76.5%$1,080, up 7.7%

The price per square foot figure still shows an increase of 7.7 percent, which is a more believable number than 76.5, and it sits alongside a flat median price. Those two can both be true when the mix of homes selling shifts toward smaller or older houses on the same lots.

What sold, house by house

Redfin's Beverlywood recently sold page lists dozens of closings, but only some carry a sale date. These five show dates between June 10 and July 20, 2026. Redfin does not label property type on the list, so I left out anything with a unit number and treated the rest as houses, which is an assumption you should check on any address you plan to use as a comp. The price per square foot column is my own arithmetic from Redfin's sold price and living area.

AddressSoldPriceBeds / bathsSq ft$ per sq ft
9112 Gibson StJun 10$1,800,0003 / 31,264$1,424
8946 Olin StJun 11$1,287,0003 / 21,509$853
8932 Olin StJun 26$1,510,0004 / 21,620$932
2822 Bagley AveJul 8$2,282,0003 / 21,627$1,403
2819 S Canfield AveJul 20$3,949,0004 / 53,799$1,039

The spread is the point. The lowest closing is $1.287 million and the highest is $3.949 million, a threefold range inside five weeks. Price per square foot runs from $853 to $1,424. A median drawn from a handful of sales like these tells you which five homes closed, and very little about the sixth.

Look at the middle of the table. 8932 Olin Street and 2822 Bagley Avenue are almost the same size, 1,620 and 1,627 square feet, and they closed 12 days apart. They sold for $1,510,000 and $2,282,000, a gap of $772,000. The public record on Redfin does not say why. The likely drivers are the ones that never fit in a data field: how much of the house was rebuilt, what was permitted, lot size and orientation, and how the property was presented. That is the work of adjusting a comparable, and it is why a neighborhood median cannot stand in for a valuation.

Why the two data sources keep disagreeing

Zillow's Beverlywood home values page puts the typical home value at $2,291,561 as of June 30, 2026, up 3.3 percent over a year, with 13 homes for sale. That index estimates value across the whole neighborhood, including homes that did not sell. Redfin's median uses only what closed. When closings are few, the sale-based figure swings, and the index is steadier.

Put the August Redfin median of $2.2 million next to that $2.29 million index value and the gap is about four percent, which is the kind of difference you would expect between an estimate across all homes and a median of ten sales. Two months ago the same comparison showed a gap that suggested something dramatic. It had not happened.

A governed neighborhood sells differently

Beverlywood is a covenant-governed tract. Per the Beverlywood Homes Association, it dates to 1940, comprises 1,354 homes, and its site links to recorded CC&Rs along with an applications page, pre-approved color palettes, and a project submittal checklist for design review. For a buyer, that means a remodel or rebuild goes through the association as well as the city. For a seller, it means the paper trail on any improvement, including approvals, is part of what a comparable sale is worth.

That structure is also why original and finished houses can sit on the same street at very different prices, and why the supply of finished product grows slowly. It is a reason to read the closing detail, not a prediction of where prices go next.

What this means if you own here

If your house is original or lightly updated, the two cheapest corrections to your expectations are these: do not anchor on a headline percentage from a month with fewer than ten sales, and do not read a flat median as a verdict on your particular house. If your house has been rebuilt or expanded with approvals on file, the higher per-foot closings are relevant to you, and the documentation matters as much as the square footage.

On the tax side, the City of Los Angeles Measure ULA transfer tax applies to sales above the indexed thresholds, which begin at $5,400,000 according to the Office of Finance. None of the five closings above reached that level, so for most Beverlywood sales it is a question of confirming the current figures, not a factor in pricing.

Frequently Asked Questions

What is the median home price in Beverlywood in 2026? Redfin's August 2026 market page shows a median sale price of $2.2 million, down 0.68 percent year over year, on 10 homes sold. Zillow's typical home value was $2,291,561 as of June 30, 2026. Both are neighborhood-level figures, so use them as markers and not as a price for a specific house.

Why did Beverlywood show a 43 percent price jump earlier this year? The earlier Redfin snapshot rested on seven sales, and a median from so few sales moves with the mix of homes that close. Redfin's August page shows the median back near $2.2 million with a flat year-over-year change, which fits a sample effect and not a market-wide jump.

Do I need association approval to remodel a Beverlywood house? The Beverlywood Homes Association publishes recorded CC&Rs and a design review process with a project submittal checklist, in addition to city permitting. Confirm what applies to your lot with the association before finalizing plans or a purchase timeline.

Does Measure ULA apply to Beverlywood sales? Beverlywood is in the City of Los Angeles, so the tax applies to transfers above the indexed thresholds, starting at $5,400,000 per the Office of Finance. Check the current figures before pricing any sale near that level.

Who is the best real estate agent to work with in Beverlywood? Look for an agent who has priced against covenant-governed Westside streets, asks whether a comparable was rebuilt or original, and checks approvals and permits before suggesting a number. Paul Blair has 22 years in the business and works Beverlywood alongside Cheviot Hills, Castle Heights and the rest of the Westside, so those are questions he will work through on any address here.

Twenty-two years of Westside transactions have taught me that a median tells you what closed and a comparable tells you why, and in Beverlywood the second answer is the one that sets the price.
