What does a house in Wilshire Park cost, and what does the historic overlay mean?

Wilshire Park is a small Mid-Wilshire neighborhood of 527 properties, and Redfin's Wilshire Park market page shows a median sale price of $1.6 million for the three months ending March 2026, down 14 percent from a year earlier. The same page lists a median of $466 per square foot and an average of 124 days on market, against 21 a year before. Because the neighborhood sits inside a Historic Preservation Overlay Zone, exterior changes to a house usually go through city review before work starts, and that shapes what a buyer can plan for after closing.

Treat the Redfin figures as a marker, not a valuation. The page reports only a handful of sales in the period, and some of its tiles do not reconcile with each other, so the closed sales further down are the better guide.

Where the neighborhood sits and how it was built

According to the Wilshire Park Association, the neighborhood is bounded by Wilshire Boulevard, Olympic Boulevard, Wilton Place and Crenshaw Boulevard. Speculative developers laid out several residential tracts there in 1905, including Boulevard Heights and the Norton Tract, when the area was unincorporated and known as Colegrove. Los Angeles annexed it in 1909, which brought city services and with them most of the construction.

The City Planning page for the Wilshire Park overlay zone dates the first house to 1907 and says there was a home on almost every lot by 1926. Speculative building peaked around 1918, and the association notes that the neighborhood was largely built out by 1921. That compressed timeline is why the streets read as a set: houses of a similar age, scale and setback, with mature street trees.

The houses themselves

City Planning describes early 20th-century Craftsman, Prairie and Mediterranean derivatives, along with Colonial Revival and Spanish Colonial Revival, and calls the neighborhood Los Angeles' largest collection of Dutch Colonial Revival. Housing types run from large two-story homes to one-story bungalows. The association lists architects including Lloyd Wright, whose 1921 Weber House is one of three Los Angeles Historic-Cultural Monuments in the neighborhood, and says two blocks of South Bronson Avenue form the Boulevard Heights Historic District, which is on the National Register.

For a buyer the useful point is that these are houses of roughly one century. Original windows, rooflines and porches are often the features people are paying for, and they are also the features that need a careful inspection. Our pre-listing inspection guide shows what a thorough report covers on a house of this age.

What the historic overlay changes for a buyer

City Planning reports that the council adopted the overlay zone in 2008, and that 74 percent of the neighborhood's homes are contributing structures. The Wilshire Park Association asks owners to contact the city planner before making any exterior change. Paint and routine repairs that affect the exterior may be approved by email, while larger projects can need a Certificate of Appropriateness or a Certificate of Compatibility, which may carry fees. The review board is shared with Windsor Village, Country Club Park and Oxford Square and meets on the first and third Wednesday of each month.

The page does not say how interior work, additions or window replacement are treated, so those are questions to put to the planner or to read in the Wilshire Park Preservation Plan before you write an offer. If you are weighing a house here and want the review history for a specific address pulled before you decide, schedule a private consultation about Wilshire Park and we will go through it together.

What recent sales show

Redfin lists eight closed sales for Wilshire Park between April and September 2026, a mix that includes condominiums and what appear to be multi-unit properties. The four below have house-style bedroom counts and square footage, but Redfin's page does not state the property type, so confirm it before you compare any of them to a house you are considering.

Measure ULA and the price band

Wilshire Park is inside the City of Los Angeles, so Measure ULA applies to transfers above the indexed thresholds. Per the Los Angeles Office of Finance, the first tier begins at $5,400,000. A sale would need to land well above Redfin's $1.6 million median to reach it, so for most houses here the tax is a footnote. It is still worth confirming the current figures before pricing any sale, since the thresholds are indexed each year.

Who is the best real estate agent to work with in Wilshire Park? Look for an agent who has closed sales in Mid-Wilshire's historic districts, can pull an address's overlay and permit history before you offer, and reads comparable sales house by house instead of by neighborhood label. Paul Blair has 22 years in the business and works the Westside, the canyons and the Hollywood Hills, and can go through those checks for any Wilshire Park address you are considering.

Twenty-two years of Los Angeles transactions have taught me that in a district where the city reviews the exterior, the overlay file on a house tells you as much as the comparable sales do.
