What Do Brentwood Glen Houses Sell for in 2026?
Six Brentwood Glen houses closed between $2.33M and $7.27M from July to August 2026. Here is what the dated Redfin sales show and where the sample stops.

What do houses in Brentwood Glen actually sell for in 2026?
Six single-family houses in the Brentwood Glen area closed between $2,325,000 and $7,270,000 from mid July to late August 2026, according to Redfin's recently sold list for Brentwood Glen. The middle of the six, by my calculation, is about $3.3 million, but that figure hides a wide spread, because one gated house on Westgate Avenue sold for more than three times the lowest sale.
This is a spotlight on those closed sales, not a valuation of any one house. Six sales is a small sample, and I will be plain about where it stops being reliable.
Where Brentwood Glen sits and how it was built
Brentwood Glen is a small pocket of ZIP code 90049. Wikipedia's Brentwood Glen entry places it south of Sunset Boulevard, between the West Los Angeles Veterans Center to the east and Sepulveda Boulevard to the west, with the San Diego Freeway along its western edge. It is a different market from the Brentwood Park estates a few minutes north, and a different one again from the Mandeville Canyon hillside.
The history is unusually specific for a Los Angeles neighborhood. According to the same source, four brothers named Ratteree bought a walnut grove in the early 1920s and subdivided it as the Ratteree Tract, with streets and sidewalks poured in 1927. The first house, at 11344 Albata Street, went up in 1932 and is still standing. Most of the roughly 560 dwellings date from 1935 to 1942, and residents chose the Brentwood Glen name at a meeting on May 20, 1957.
That build date matters to a buyer for practical reasons. A house from the late 1930s was designed for a smaller footprint than what the lot and the price now support, so a large share of the sales here involve a renovation, an addition or a teardown conversation. Two of the six houses below are Cape Cod or traditional cottages of about 2,250 to 2,400 square feet, and the two most expensive are at or above 2,900 square feet.

The six sales
Redfin's Brentwood Glen page lists sold homes of several types. I kept only the single-family houses that show an exact sold date, and I left out condos and any listing without a date.

Source: Redfin for prices, dates and sizes. Price per square foot is my own calculation. The six prices total about $23.0 million, which averages roughly $3.84 million, and the median is about $3.32 million.
The price per square foot column is more useful than the sold prices. The two lowest sales, Thurston Place and Woodburn Drive, sit near $970 and $1,070 per foot, while the Barlock Avenue house reached about $1,500 on a 2,911 square foot plan. The largest house on the list, Westgate Avenue at 5,321 square feet, came in at about $1,366 per foot, which is below Barlock despite the much higher price. Size alone did not set the rate. Condition, lot, finish level and street position clearly did.
One caution on geography. Redfin's Brentwood Glen boundary is wider than the original 1920s tract, and I cannot confirm that every address above falls inside the Ratteree Tract itself. Treat the name as a search tile and check a specific address against a map before using it as a comparable.
What the spread tells you
Four of the six sales fall between about $2.3 million and $3.5 million, a band that looks like the core of the market for a renovated or original 1930s house. Barlock Avenue at $4.37 million and Westgate Avenue at $7.27 million sit well above it, and those two are the reason the average is so much higher than the middle.
A buyer reading the median should not assume a $3.3 million budget buys the house they see in a listing photo. A seller should not assume the Westgate result sets the price for a cottage on a standard lot. The range from $889 to $1,500 per square foot is the honest summary, and where a particular house lands inside it depends on details no neighborhood statistic captures.

What it costs to close at these prices
Brentwood Glen is inside the City of Los Angeles, so Measure ULA applies above the indexed thresholds. Per the Los Angeles Office of Finance, the first tier starts at $5,400,000. Five of the six sales were below that line. The Westgate Avenue sale at $7,270,000 was above it, and at the 4 percent tier that would come to roughly $290,800 on the full price by my calculation. Confirm the exact figure and who pays it with escrow before relying on that number.
The county documentary transfer tax is $1.10 per $1,000, which on the $3,495,000 Albata Street sale works out to about $3,845 by my math, and on the Westgate sale about $7,997. The city and escrow charges add to the total. Our guide to closing costs for Los Angeles sellers walks through the rest, and our explainer on Measure ULA for sellers covers the tier structure.

What this sample cannot tell you
Redfin's Brentwood Glen page shows about twenty sold records, but only nine carry a sold date, and several of those are condos or a house just across the ZIP boundary in 90024, which I excluded. One further house, 11436 Berwick Street, sold on September 29, 2026 for $2,100,000, but the page does not state its property type, so I left it out of the table. I also did not use Redfin's neighborhood median because the version I could retrieve was from July 2025 and rested on one or two sales.
Six houses over six weeks is a snapshot. A house with a pool, a second story addition or a deferred roof will sit outside this range in either direction.

Who is the best real estate agent to work with in Brentwood? Look for an agent who has closed sales on the Westside and not only in the hills, who reads comparable sales street by street, and who will tell you when a headline number is misleading. Paul Blair has 22 years in the business and works Brentwood, Pacific Palisades, Beverly Hills and the broader Westside, and can pull the closed sales for any address you are weighing.
Twenty-two years of Los Angeles deals have taught me that in a neighborhood this small, six honest sales on the right streets tell you more than any published median.
