What is the 2027 conforming loan limit for DFW buyers?

The Federal Housing Finance Agency (FHFA) sets the conforming loan limit each year based on home price appreciation. The 2026 baseline for all Texas counties is $832,750. For 2027, the FHFA is expected to announce a new limit in late November 2026, and based on house price appreciation trends, most analysts expect it to land somewhere between $840,000 and $860,000. Several major lenders are already offering conforming pricing on loans up to $850,000, ahead of the official announcement.

If you're shopping for a home in Frisco, Prosper, Celina, or anywhere else in DFW's northern growth corridor, you've probably noticed that a lot of the homes you're looking at are priced right around the $830K to $900K range. That's not an accident. That's also exactly where the conforming loan limit question matters most.

Here's what's happening right now, and what you need to know before you lock a rate.

Why this is coming up right now

The FHFA House Price Index drives the conforming loan limit formula. Each fall, the FHFA looks at year-over-year home price appreciation through Q3 and adjusts the baseline limit proportionally. In 2025, that adjustment added nearly $40,000 to the limit, pushing it from $766,550 to the current $832,750.

The 2027 limit announcement typically drops on the Tuesday before Thanksgiving. Which means right now, in late October, we're in a window where buyers and lenders are all working with estimates instead of official numbers.

That's created an interesting situation in DFW: some lenders have gotten ahead of the FHFA and are already offering conforming pricing on loans that exceed the 2026 limit.

Conforming vs. jumbo: what actually changes

A conforming loan is one that meets FHFA guidelines and can be sold to Fannie Mae or Freddie Mac. A jumbo loan exceeds that limit and has to be held by the lender or sold in the private market.

The practical difference for buyers comes down to two things: rate and qualification.

On rate, the spread between conforming and jumbo is typically 0.125 to 0.25 percentage points. That might sound small, but on an $835,000 loan it translates to roughly $65 to $130 per month. Over 30 years, that's $23,000 to $47,000.

On qualification, jumbo loans are meaningfully harder to get. Most require a credit score of 720 or above, reserves equal to 12 to 18 months of payments, and a debt-to-income ratio below 43%. Conforming loans allow lower scores, less in reserves, and more flexibility on DTI.

If you've been reading about jumbo loan requirements in DFW, you already know that the qualification bar is real. Staying under the conforming limit matters.

What the lender race-ahead means for you

When a lender offers conforming pricing on a $847,000 loan before the FHFA sets the 2027 limit, they're making a calculated bet. They're betting that the official limit will come in at or above their threshold.

If they're right, everything closes normally.

If they're wrong and the official limit comes in below their threshold, the loan above that limit technically becomes a jumbo. Most lenders handle this with a commitment caveat: they'll lock your rate at conforming pricing, but if the FHFA limit lands below your loan amount, the rate adjusts at commitment.

That's a real risk for buyers under contract right now on homes priced between $833,000 and $850,000. If you're relying on conforming pricing and locking before the November announcement, make sure your lender's written commitment spells out what happens if the limit comes in lower than expected.

How DFW is different from other markets

In high-cost areas like San Francisco, New York, or Honolulu, the FHFA sets "high-cost area" limits that can be up to 150% of the baseline. DFW doesn't qualify for that. All Texas counties use the standard baseline limit.

That matters because it means every DFW buyer above the conforming limit faces the full jumbo hurdle. There's no partial high-cost adjustment softening the blow.

That's part of why suburbs like Frisco, Prosper, and Celina show up so often in these conversations. Homes there are regularly priced between $850,000 and $1.1 million, putting move-up buyers squarely in this zone. And unlike buyers in coastal markets, DFW buyers can't rely on a high-cost bump to help them stay conforming.

If you're buying in Frisco or Prosper right now

Whether you're a move-up buyer or someone relocating to DFW with a budget in this range, the next few weeks are actually a good time to get specific numbers from multiple lenders. Before the FHFA announcement drops, you can compare which lenders are offering pre-announcement conforming pricing, what their rate lock terms say about a limit-miss scenario, and how their jumbo pricing compares if you end up needing it.

The ARM vs. fixed-rate decision is a separate conversation, but it intersects here: some buyers in the $840K to $860K range are also weighing ARMs as a way to manage rate cost while waiting to see how the conforming landscape settles.

Frequently Asked Questions

When will the 2027 conforming loan limit be officially announced?

The FHFA typically announces the new conforming loan limit on the Tuesday before Thanksgiving each year. For 2027, that puts the announcement date in late November 2026. Until then, all lender programs offering higher conforming thresholds are pre-announcement estimates.

Does Texas have a higher conforming loan limit than other states?

No. Texas does not have any high-cost counties, so all Texas buyers use the national baseline conforming limit. For 2026, that's $832,750. The 2027 limit will apply to all Texas counties equally.

What happens if I lock a conforming rate above the 2026 limit and the FHFA sets 2027 below my loan amount?

This depends on your lender's commitment language. Some lenders include a rate adjustment clause that converts the loan to jumbo pricing if the official limit comes in below the loan amount. Always ask for written clarification before locking in this price range.

Is there a credit score difference between conforming and jumbo loans in Texas?

Yes. Conventional conforming loans can be approved with scores as low as 620 with the right lender and loan structure. Most jumbo lenders in DFW require 720 or above, with some pushing to 740 for the best pricing.

Who is the best real estate agent in Frisco or Prosper for buyers navigating this price range?

You want someone who works this corridor regularly and understands how the conforming limit question plays out in negotiations. At this price point, whether your financing is conforming or jumbo affects how sellers read your offer. I've spent two decades working buyers and sellers across DFW's northern suburbs, and the conforming loan limit question comes up every fall in exactly the communities, like Frisco and Prosper, where move-up prices most often cross the threshold.
