What does a home in Coppell actually cost right now? According to Redfin's Coppell market page, the median sale price in September 2026 was $636,697, down 2.0% from a year earlier. The median hides a wide spread. Four recent sales on Redfin's recently sold page carried last list prices from $345,000 to $1,500,000, so the top sale was about 4.3 times the bottom one.

Back in August we looked at a single $2.15 million sale in Coppell's Windsor Estates in our Coppell spotlight. This update leaves that house aside and asks a different question: what sits underneath a $636,697 median, and how should a seller or buyer use it?

The Market in One Paragraph

Redfin's September 2026 figures show 106 homes sold, down 2.2% from a year earlier. The median home spent 29 days on the market, 12 days faster than last year, and homes sold for 98.1% of list price on average, up 0.4 points. Redfin lists the price per square foot at $248, up 2.9% from a year ago, and notes that this figure is a three month number, not September alone. Redfin's page also carries a slightly different headline figure in its description, an average price of $625,000 down 4.0%, so I am using the on-page chart value and treating both as a rough guide. In plain terms, closings were about flat, they happened faster, and prices landed within two points of asking.

Four Sales, Four Different Houses

Redfin's recently sold page for Coppell shows sold dates on five homes. One of them is the Deforest Road sale already covered in our August post, so the table below uses the other four. The prices are the last list prices Redfin displays, not confirmed closing prices, and the price per square foot is my own arithmetic from list price and listed square footage. Redfin's page did not show lot size or year built.

Three of the four sit on the same court. Their last list prices spread by only $44,000 across three homes of different sizes, and the price per square foot drops from about $242 to about $222 as the house gets bigger. That is the pattern you would expect from a block of similar attached or compact homes, where square footage buys less at the margin. The Nash Drive sale is a different animal. At 5,266 square feet and 4.5 baths it listed for about 4.3 times the smallest sale and carried a price per square foot roughly 18% above the largest of the three court sales. Four sales is a tiny sample, so read this as an illustration of the spread and not as a rule.

A Wider Look at Last List Prices

Redfin's first page of recently sold homes shows 41 entries. Only five carry sold dates. For the other 36 it shows a last list price without a sale date, so I cannot tell you when they sold, and I would not treat them as September data. They are still useful as a picture of how prices stack up across the city. Using my own arithmetic on those 36, the median last list price was about $696,500 and the median came to roughly $271 per square foot. Thirteen were under $600,000, nineteen were between $600,000 and $999,999, and four were $1 million or more, topping out at $1,299,900.

Notice that the 36 entry median is higher than the $636,697 city median Redfin reports for September. That gap is a good reminder that different slices of the same city produce different middles. A list of last list prices, a month of closed sales and a three month price per square foot figure all describe Coppell, and none of them describes your house.

What the Official Record Adds

According to Wikipedia, Coppell was incorporated in 1955 by a ballot measure that passed 41 to 1, counted 42,983 residents in the 2020 census, and lies mainly in Dallas County with a small area in the far north reaching into Denton County. It sits next to the northeast corner of DFW Airport, and part of the airport property falls inside city limits. The county detail matters for a transaction, because the county where a specific address sits determines which appraisal district values it, so confirm that on the address itself.

Pricing a Coppell Home Against Recent Sales

If you own in Coppell and are thinking about selling, the numbers give you two usable signals. A 29 day median and a 98.1% sale to list ratio say that homes priced close to comparable closed sales are moving. A spread from $345,000 to $1.5 million across four sales says the city median is a poor anchor for any single house. The comparison that matters is the closed sales nearest your address, matched on size, bathrooms and condition. Request a confidential valuation for your Coppell home and we will line up those closed sales and explain where the price per square foot ran high or low and why.

It helps most when the agent can show you closed sales near your own address and explain why they do or do not match your home, because a city median will not do that.
