A three-bedroom, two-bath house of 2,111 square feet on Chadbourne Road in Devonshire closed on August 3, 2026 for $1,775,000, according to Redfin's recently sold list for the neighborhood. That works out to roughly $841 per square foot. In the same summer window, condominium units a short distance away closed between $294,000 and $545,000. Devonshire is one neighborhood name covering two very different products, and reading its numbers correctly means keeping them apart.

This post uses that Chadbourne Road sale as a market comp. It is not a Grey Square listing, and nothing here is a statement about that property beyond what the public sale record shows.

Where Devonshire Sits

Devonshire is a Dallas neighborhood in the 75225 and 75209 zip codes, with streets such as Del Norte Lane, Purdue Avenue, and Northwest Highway, per Redfin's Devonshire market page. Redfin groups it alongside Preston Hollow, Knox-Henderson, and Oak Lawn. For context, Wikipedia's Preston Hollow entry describes Northwest Highway as the southern edge of Preston Hollow, so Devonshire's Northwest Highway addresses sit right at the seam between the estate-lot streets to the north and the denser Park Cities and Oak Lawn corridors to the south and east. What that geography means for property is a mix of building types within a few blocks: older single-family streets on one side of the highway frontage, and resort-style high-rise condominium towers such as the ones on Luther Lane and Northwest Highway on the other.

The Numbers Behind the Median

Redfin reports a Devonshire median sale price of $1,081,978 for the three months ending August 2026, a median price per square foot of $397, and 25 homes sold. Homes took about 88 days to sell, 33 days longer than a year earlier, and closed at 98.1 percent of list price. Redfin's competitiveness score for the neighborhood is 51 out of 100, which it labels somewhat competitive.

Redfin also shows the median down 51.2 percent year over year and price per square foot down 31.2 percent. Treat those percentages with caution. With only 25 sales, a handful of house sales at $1.7 million and above versus a handful of condo sales under $400,000 can swing the median dramatically in either direction. A shift in which kind of property happened to close tells you very little about what any individual home is worth.

The house sold for more than three times the price per square foot of most of the condos. That gap is mostly land and structure. A detached house owns its lot, while a condo owner holds an interior and a share of a building, and in that second case monthly dues and building-wide assessments become part of the real cost of ownership. Redfin's Devonshire condo page puts the condo median at $388,000, which is a different market from the house comp above.

  • Filter by property type before comparing any number. A house comp and a condo comp are not interchangeable.
