What does a home in Frisco actually cost in 2026? According to Redfin's Frisco housing market page, the median sale price was about $650,000 over the three months ending September 2026, down 5.4% from a year earlier, with homes selling after a median of 63 days at 96.9% of list price. That single figure hides a wide gap between the city's two main ZIP codes, and the gap matters more than the headline if you are choosing a street.

Our earlier Frisco guide covered the city as a whole. This update looks inside it, using a sample of recent sales to show how far apart 75034 and 75035 sit.

The Citywide Numbers First

Redfin shows 591 homes sold in September 2026 against 611 a year earlier, and a median price of $229 per square foot, down 3.8% over the last three months. Prices are a little softer and sales a little slower than last year, but a 96.9% sale-to-list ratio means most homes still close close to asking. A median across more than 590 sales a month is a reliable marker for the city. It is a poor guide to any one address.

Two ZIP Codes, Two Different Markets

I took the first page of Redfin's recently sold list for Frisco, which holds 41 homes out of 670 listed. Redfin shows the last list price, not a confirmed closing price, and only five of the 41 carry a sold date, all from June and July 2026. One entry showed a price of $2,250, an obvious data error, so I set it aside. The medians below are my own arithmetic on the remaining sample, not statistics Redfin publishes, and a first page is a small sample, so treat the pattern as a guide and not a measurement.

ZIP codeHomes in sampleLast list price rangeMedian last list priceMedian per sq ft
7503528$329,000 to $875,000about $527,000about $212
7503411$359,000 to $2,300,000about $835,000about $260

The 75035 homes are mostly three and four bedroom houses between roughly 1,700 and 3,900 square feet, with two listings above $800,000. The 75034 homes spread much wider. At the top, 37 Armstrong Drive listed at $2,300,000 for 6,169 square feet, and 4724 Jerral Drive at $1,925,000 for 4,959 square feet. At the bottom, two-bedroom homes on Firenze Lane and Pisa Lane listed at $359,000 and $370,000 for about 1,700 square feet each. One ZIP code held both the most expensive and some of the least expensive homes in the sample, so a ZIP code alone tells you less than the street and the lot.

What a Dollar Buys in Each

The five dated sales all fall in 75035, and they show what the more moderate end of the market looked like this summer:

AddressSoldLast list priceBeds / bathsSq ftPer sq ft
14550 Daneway DrJun 18, 2026$669,9004 / 3.53,154about $212
11774 Forestbrook DrJun 17, 2026$639,0004 / 3.52,957about $216
11433 La Grange DrJun 8, 2026$499,9994 / 32,543about $197
11523 Henderson DrJun 5, 2026$450,0004 / 22,093about $215
9879 Red Cedar DrJul 24, 2026$459,0003 / 22,146about $214

Per square foot, these five land in a tight range from about $197 to $216, even though the list prices run from $450,000 to $669,900. In other words, the price tracks the size of the house far more than the street within this part of 75035. The 75034 sample has a higher median per square foot, about $260, but it is too small to explain why.

Fields West, Universal Kids and the North Side

The newest chapter of Frisco's growth is the Fields development off the Dallas North Tollway. Community Impact reported in May 2026 that Universal Kids Resort, part of Fields, would open July 1, with seven themed lands and a hotel taking bookings for stays from June 30. Hoodline's March 2026 report describes a master plan of roughly 2,500 acres that includes more than 5,000 single-family homes and the PGA of America headquarters, with Fields West openings beginning in phases in late 2027. The value estimates in that report are the developer's own, so read them as targets and not as results.

For a buyer, the practical point is timing. Construction of this scale takes years, and what it does to nearby prices is not something anyone can promise. If a home's appeal rests on a project that has not opened yet, ask what the price would look like without it.

Weighing Frisco Against Its Neighbors

Buyers who like Frisco's newer housing often compare it with Plano, where homes are generally older and lots more established, and with the farther northern edge of Collin County. Tax rates differ by city, county and district, which we walked through in our Collin County property tax guide. If you are working out a budget for any of them, the Dallas area home search is a useful place to see what is for sale today.

Choosing Between 75034 and 75035

If you are buying in Frisco, the decision to settle first is not the ZIP code but the size of house and lot you want, since the sample suggests price follows square footage closely in 75035 and spreads widely in 75034. Schedule a private consultation about buying in Frisco and we will go through recent sales on the specific streets you like, the price per square foot behind them, and what the numbers look like once you account for condition and lot.

How to Read a Frisco Listing

Start with the last list price and the square footage, then divide, as the tables above do. Compare the house with sales on the same street or in the same subdivision, not with the city median. Ask whether any part of the price depends on a development still under construction. Finally, check dates, because an undated sale on a list can be months old.
