Redfin's Hollywood Santa Monica market page shows a median sale price of $727,247 with data through June 2026, down 1.7 percent from a year earlier, at a median of $437 per square foot. Homes sold in a median of 20 days, and 38.4 percent closed above list price. Those numbers describe a small, tightly held East Dallas neighborhood where a 910-square-foot cottage and a 3,000-square-foot renovated house can share a street name, so the median is a starting point, not a price tag.

Where Hollywood/Santa Monica Sits

The neighborhood lies in East Dallas, in ZIP code 75223, northwest of State Highway 78 (East Grand Avenue), according to Wikipedia's entry on the neighborhood. Sarasota and Valencia streets mark the southwest edge, and the Santa Fe Trail forms a curved boundary on the north. The same entry counts more than 800 homes between the trail and East Grand.

The area began as a dairy farm. D Magazine's history of the neighborhood reports that developer J.B. Salmon bought the land in the early 1920s, named it Hollywood Heights, and sold the first lot in June 1924. Bert Blair began developing the neighboring Santa Monica section in 1925. The two halves are now usually discussed as one neighborhood, which is why you will see it written as Hollywood Heights, Santa Monica, or Hollywood/Santa Monica depending on who is talking.

Tudor-style cottages from the 1920s dominate. Many carry stonework accents, a Texas adaptation of the European style, and the neighborhood association describes the collection as possibly the largest intact group of its kind in the country. D Magazine also notes Craftsman and Spanish-style houses mixed in, with deep front lawns and tree-lined drives.

Street names in the recent sales below give a feel for the map: Valencia, Sarasota, Cordova, Vivian, Newell, Lindsley, and San Mateo. Lindsley Park and the Tenison Park Golf Course are close, and the Santa Fe Trail connects to the White Rock Creek Trail and on toward the Dallas Arboretum and Lakewood.

How the Conservation District Shapes the Housing
