What Does a Midway Hollow Home Sell For in 2026?
By Paul Blair | October 12, 2026
According to the five most recent Midway Hollow sales that Redfin's recently sold page dates for June through August 2026, last list prices ran from $589,000 for a 2,447-square-foot house on Woodcreek Drive to $950,000 for a 2,165-square-foot house on Lively Lane. The middle of those five sits at $649,000. The smaller house cost more than the bigger one by a wide margin, and the reason is the most useful thing to understand about this neighborhood.
This post uses recent Midway Hollow closings as market comps. It is not a Grey Square listing, and nothing here describes a property beyond what the public sale record shows. Redfin displays each home's last list price rather than the final closing price, so every dollar figure below is a list price and is labeled that way. Five sales are a small sample, and I treat them that way.
Where Midway Hollow Sits
Midway Hollow is a residential neighborhood in northwest Dallas, just north of Love Field. Wikipedia's entry places it between Walnut Hill Lane on the north, Northwest Highway on the south, Midway Road on the east, and Marsh Lane on the west, an area of roughly one square mile. Redfin's page lists a Walk Score of 40 for the area, so most errands here are a drive. If you are weighing it against a neighbor, our Preston Hollow guide covers the adjacent market to the east.
The streets carry the names of the farming families who held the land before the neighborhood existed. According to the same entry, the Livelys, Marshes, and Coppedges farmed here, which is why you find Lively Lane and Coppedge Lane on the map. Dallas annexed the area in the late 1940s and by the 1960s it was built out with about 2,600 homes.
Two Housing Stocks on the Same Street
The entry describes the original houses as single-story brick cottages and ranch-style homes, typically 1,200 to 1,600 square feet. It also says that starting in the 2000s, investors began replacing original houses with larger two-story homes, often over 3,000 square feet, and that Preservation Dallas listed the neighborhood among its Most Endangered Historic Places in 2007 because of those teardowns. Wikipedia notes that formal conservation zoning was never adopted. Zoning is single-family.
That history explains the price table below. A block here can hold a 1,500-square-foot original cottage next to a 4,500-square-foot new build, and the two are different products with different buyers.

Reading These Comps Honestly
Look at the per-square-foot column before the price column. The Lively Lane house, 2,165 square feet at about $439, sits well above the Woodcreek and La Place houses at about $241 and $252, even though those two are larger. The 1,534-square-foot Thornberry Lane cottage lands at about $391, close to the Lively figure. Redfin's page does not say why, and I would not guess. Lot size, renovation level, and whether a home is original or rebuilt are all common drivers in a neighborhood with this mix, and each is checkable. The Dallas Central Appraisal District shows year built, lot size, and improvement details for any address, and that is where a serious comparison starts.
Zoom out for context. Redfin's neighborhood page shows a median listing price of $1.55 million, an average of 79 days on market for homes for sale, and 16 homes sold in the past month. That median reflects what is currently listed, which includes several new builds priced from about $1.7 million to $2.4 million, so it sits far above these five closings. Neither figure is wrong. They describe different parts of the same neighborhood.
A few habits keep the numbers honest here:
- Compare by street and by product type. A 1,500-square-foot original and a 4,500-square-foot rebuild are separate markets even when they share a block.
- Confirm the closing price. Redfin shows last list price, so check county records or the settlement statement before building an offer around a figure.
- Match living area and renovation level, not just bedroom count.
- Look at nearby inventory. The Dallas search page shows what is listed today, and our Lake Highlands guide covers another established Dallas neighborhood for comparison.

Should I use a local agent to sell my home in Midway Hollow?
In a neighborhood where original cottages and rebuilt homes sell side by side, what matters most is an agent who can show you closed sales of your specific type of house on nearby streets and explain how condition and size changed the price. Ask any agent you interview to walk through the comparables behind their pricing opinion.
