By Paul Blair | October 11, 2026
Redfin's Old Lake Highlands market page shows a median sale price of $534,742 for the three months ending August 2026, down about 9 percent from a year earlier, at roughly $412 per square foot. Homes sold in a median of 26 days, and 20 closed in August. That is the headline, but the neighborhood is a mix of small single-story houses and a handful of much larger new builds, so the median describes the middle and not the edges.
This guide covers where Old Lake Highlands sits, what the housing stock looks like, what has sold lately, and how it reads next to Lakewood and the wider Lake Highlands area. It is a profile of a place and its market, not a Grey Square listing.
Where Old Lake Highlands Sits
Old Lake Highlands is in East Dallas, in ZIP code 75218, next to White Rock Lake. Wikipedia's entry on the neighborhood describes it as bounded by Lake Highlands Drive, Northwest Highway and the lake, and puts it in Dallas Council District 9. The neighborhood association gives the edges as Northwest Highway on the north, Lake Highlands Drive on the east and Buckner Boulevard on the southwest, with Norbuck Park west of Van Dyke.
The naming is a little tangled, and it is worth knowing before you search. Wikipedia notes that the area now called The Peninsula was once known simply as Lake Highlands, and that homes north of Northcliff and south of Northwest Highway were labeled Lake Highlands Estates until 2006. Several smaller sections, including Lake Terrace, Lake Highlands Pointe, Bel Aire Estates and Park Highlands, later joined to form the association. The entry counts around 1,700 homes.
The Streets and the Housing Stock
Street names that show up in recent sales give a feel for the map: Northlake, Harter, Kirkwood, Peavy, Brookhurst, Classen, Hambrick and Baronne Circle. Wikipedia says homes range from about 80 years old to new teardowns, and the Redfin sales below bear that out. Most are three-bedroom, one-story houses of roughly 1,200 to 1,800 square feet, with a smaller group of recent builds above 4,000 square feet.

Open space is part of how the neighborhood works. The association describes a greenbelt along the perimeter, with Norbuck Park and Bel Aire Park within walking distance, and Wikipedia notes that parks follow the creeks that feed White Rock Lake. The lake's marina sits next to the neighborhood, and the association says some homes have views of downtown Dallas and the lake because of the higher elevation.

These five dated sales sit in a tight band of roughly $475,000 to $595,000. The same Redfin page also lists larger, newer-style houses without sale dates, such as 544 Kirkwood Dr at a last list price of $1,349,000 for 4,102 square feet and 539 Classen Dr at $1,695,000 for 4,220 square feet. That spread is why a neighborhood median can move several points in either direction when only 20 homes close in a month.
How It Compares to Nearby Areas
Redfin gives Old Lake Highlands a Compete Score of 72, labeled very competitive. On the same scale it rates Lakewood 65 and the wider Lake Highlands area 49, both somewhat competitive. Redfin's page shows 56.2 percent of homes here with a price drop, a sale-to-list ratio of 96.6 percent and 10.5 percent of homes selling above list price, so a high score does not mean buyers are paying over asking across the board.

After 22 years of pricing Dallas houses, the habit I trust most in Old Lake Highlands is comparing a house only to sales on its own street, because one block can hold a 1,300-square-foot cottage and a 4,000-square-foot new build that belong in different conversations.
