What Do Two Lakehurst Avenue Sales Say About Preston Hollow Pricing in 2026?

By Paul Blair | October 20, 2026

They say that in Preston Hollow, size and finish move the price far more than the street does. Redfin shows 6404 Lakehurst Avenue with a last list price of $3,399,000 (sold August 3, 2026) and 6442 Lakehurst Avenue at $3,349,000 (sold June 10, 2026). The list prices sit about 1.5% apart. The second house has roughly 48% more living area, so on a per square foot basis the first one priced about 50% higher.

This is an update to our earlier Preston Hollow cost-of-living guide, which covered the neighborhood as a whole. Here a handful of dated sales serve as a lens on how pricing is behaving this fall. For the broader picture, see our Preston Hollow community page.

A Neighborhood Named for Its Hollows

Wikipedia's entry on Preston Hollow says the name comes from the dark, wooded area of creeks and hollows that stretched west from Preston Road. The first residential homes appeared in the 1920s, the area incorporated as its own municipality in 1939, and residents voted to join Dallas in 1945. The same source describes mid-century ranch houses across the eastern and northern parts, newer homes often 6,000 square feet or larger, and a long history of older houses being replaced as land values rose.

That mix is why a neighborhood average says so little. A 1950s ranch on a large lot, a rebuilt estate, and a smaller home on a modest lot can all carry a Preston Hollow address and sell for very different amounts.

What the August Numbers Show

Redfin's Preston Hollow housing market page shows a median sale price of $2,104,234 for August 2026, up 8.2% from a year earlier. It reports 78 homes sold, a median of 79 days on the market (34 days longer than a year earlier), a sale-to-list ratio of 95.5%, 11.8% of homes selling above list price, and 31.6% of homes with price drops. The median sale price per square foot is $464 over the last three months, up 3.6%.

Read together, that is a market where prices are higher than last year but homes are taking noticeably longer to sell, and a little under a third of listings are cutting their price along the way. Redfin's page also shows a different average elsewhere in its text, so treat these as a temperature check and not as an appraisal of any one house.

Eleven Dated Sales, Read Closely

Redfin splits the area into several neighborhood boundaries. Its Preston Hollow North recently sold page lists eleven homes with sold dates, which is a different boundary from the market page above, so the two should not be blended. Redfin shows each home's last list price, not a confirmed closing price, so every figure below is a list price. The per square foot numbers are my own arithmetic from list price and listed living area, and I left out the five sales under $1.3 million to keep the comparison among larger single-family homes.

The spread runs from about $399 to about $732 per square foot, and the two Stefani Drive sales closed one day apart with similar square footage yet sit about $156 per square foot apart on list price alone. Six data points cannot establish a trend, but they show why a pricing opinion built on a single average tends to miss.

Why Two Similar Addresses Price So Differently

Three property characteristics explain most of the gap. The first is living area: the 8,398 square foot house at 6442 Lakehurst spreads almost the same list price across far more floor area, which lowers the number per square foot. The second is how much of the house is new, since a rebuilt or fully renovated home is priced against other finished homes while an older structure is often priced for the lot. The third is the lot itself, its size, shape, and how the house sits on it.

Redfin's page does not list year built or lot size for these sales, so I cannot tell you which factor drove the Lakehurst gap. Year built, lot size, and improvements for any address are available in the Dallas Central Appraisal District records, and a good comparison starts there.

One Grey Square Reference Point

For context from our own work, Grey Square represented 6222 Stefani Drive in Preston Hollow to a $3.19 million close. It is a five-bedroom, six-bathroom home of 6,468 square feet, which works out to about $493 per square foot. That is a different time and a different house from the Redfin sales above, so I use it only as a reference for the range, not as a comparable.

What Buyers and Sellers Can Take From It

For sellers, the practical lesson is to price against the closest comparable houses by size, age, and condition, not against the street or the zip code. A 5,671 square foot house and an 8,398 square foot house on the same street are not interchangeable.

For buyers, a 95.5% sale-to-list ratio and 31.6% of homes with price drops suggest there is room to negotiate on a house that has been sitting, though those are neighborhood-wide figures and individual houses vary. Ask for the full list history and any price changes before deciding what to offer, and browse what is available now on our Dallas search page. For a second reference point, our Highland Park spotlight on two Beverly Drive sales reads a neighboring market the same way.

Frequently Asked Questions

What is the median sale price in Preston Hollow?

Redfin reports a median sale price of $2,104,234 for August 2026, up 8.2% from a year earlier, across 78 homes sold. A median blends different property types and sizes, so it is a general reference and not a price for a specific house.

How long do homes take to sell in Preston Hollow?

Redfin shows a median of 79 days on the market for August 2026, 34 days longer than a year earlier, with 31.6% of homes seeing price drops. Individual homes vary widely with price, condition, and pricing strategy.

Are the Redfin prices in this post actual sale prices?

No. For the dated sales above, Redfin shows each home's last list price, not a confirmed closing price. Closing prices are available through county records and the settlement statement.

Why do two Preston Hollow houses at the same list price sell at such different prices per square foot?

Living area, lot size, age, and renovation level all change what a buyer will pay. Two Lakehurst Avenue houses listed about 1.5% apart differ by roughly 50% per square foot because one has far more floor area.

Should I use a local agent to sell my home in Preston Hollow?

What matters most is an agent who can show you closed sales on truly comparable houses and explain why each priced where it did, since neighborhood averages hide so much. Ask any agent you interview to walk through the comparables behind their opinion.
