What does a home in Southlake actually cost right now? According to Redfin's Southlake market page, the median sale price in September 2026 was $1,424,322, up 9.6% from a year earlier. That single number hides a very wide range. Five recent sales on Redfin's recently sold page had last list prices from $1,375,000 to $3,900,000, so the top sale was about 2.8 times the bottom one.

When we wrote our Southlake cost of living guide in August, Redfin's latest figure was a June median of $1,389,244, down 5.8% year over year. Two months of data later the year over year change has flipped to a gain. This update looks at what is behind that swing and why a median is a weak guide for any one Southlake house.

The Market in One Paragraph

Redfin's September 2026 figures show 94 homes sold, down 17.1% from a year earlier. The median home spent 39 days on the market, three days faster than last year, and homes sold for 97.2% of list price on average. Redfin lists the median price per square foot at $408, up 24.0% from a year ago, though its page does not say which months that figure covers. Put together, that is fewer closings than last September but quicker ones, at prices a few points under asking. A city with only 94 sales in a month can see its median move a lot depending on which houses happened to close, so I would read the 9.6% as a signal about the mix of sales as much as a change in what any single house is worth.

Five Sales, Five Different Houses

Redfin's recently sold page for Southlake showed sold dates on five homes. The prices below are the last list prices Redfin displays, not confirmed closing prices, and the price per square foot is my own arithmetic from the list price and the listed square footage. Redfin's page did not show lot size or year built for any of them.

The most useful pairing is the first two rows. Copperfield Street is listed at 4,323 square feet and Main Street at 3,139, so the Copperfield house is about 38% larger, yet its last list price was $50,000 lower. On a per square foot basis the two differ by roughly $136. Both are small samples from one page, so I would not turn them into a rule. What they show is that size alone does not set the price in Southlake, and that the smaller house can carry the higher price per square foot.

Why $1.4 Million Is Not One Market

Redfin's Southlake city guide breaks the median apart by property type and by area, and the gaps are large. It shows a single family median of $1,424,432, a condo median of $1,059,891 and a townhouse median of $1,735,000. By area it lists Southlake Town Square at $1,635,000 and Carillon Southlake at $1,823,000. Those are Redfin's own groupings and they can rest on only a handful of sales, so treat them as a rough map, not a price list.

The high end sits in its own tier. Redfin's luxury homes page for Southlake showed 129 luxury homes for sale when I checked, a median listing price of $1.8 million and a typical 84 days on market. That page is not dated, so I am using it only as a rough contrast. Homes in that tier take far longer to sell than the 39 day city median, which is why the two Silverton Street and Chadwick Crossing sales at $3.3 million and $3.9 million tell you very little about a $1.4 million listing, and the reverse is also true.

What the Official Sources Add

According to Wikipedia, Southlake lies mostly in Tarrant County with small sections in Denton County, was formed by a 1956 vote to incorporate rather than be annexed by Hurst, and counted 31,265 residents in the 2020 census. That county detail matters for a seller or buyer because the county sets which appraisal district values the property.

On taxes, the City of Southlake says residents receive a 20% homestead exemption, which it describes as the highest level permitted by law, and that it has lowered its tax rate to what it calls a historic low. The city page does not give the rate itself, so check the current rate on the specific address before you compare monthly costs between two houses.

Pricing a Southlake Home Against Recent Sales

If you own here and are weighing a sale, the numbers point in two directions. A 39 day median and a 97.2% sale to list ratio say that homes priced close to recent comparable sales are moving, while 94 closings in a month means there are few comparable sales to lean on at any given price point. That is the reason to compare against the closed sales nearest your house, matched on size, bathrooms, location and tier, instead of the city median. Request a confidential valuation for your Southlake home and we will line up those closed sales, noting where the price per square foot ran high or low and why.
