What does $3 million actually buy around White Rock Lake in 2026? On Redfin's 75218 listings page, three homes ask within about $50,000 of each other, between $2,950,000 and $2,999,900, yet their asking prices per square foot run from about $402 to about $699. Same price, very different houses.

That spread is worth understanding if you are shopping the lake's east side, because the ZIP code around it is mostly a sub-$1M market. Our earlier White Rock Lake spotlight looked at a single Waterview Road build. This one steps back and compares what the same budget buys across three different streets.

The Lake Sets the Ceiling

White Rock Lake is the reason this part of Dallas prices the way it does. According to Wikipedia, the White Rock Dam was completed in 1911, and the lake covers 1,254 acres in east Dallas with a 9.33 mile trail for hiking, running and cycling. The nonprofit White Rock Lake Conservancy describes it as one of the most heavily used parks in the Dallas system, with fishing, kayaking, bird-watching, pavilions, piers and wetlands.

A park that large does something specific to nearby real estate. It gives a handful of streets a destination at the end of the block, and it leaves the rest of the ZIP code priced like ordinary East Dallas.

What the ZIP Code Looks Like Around These Listings

For July 2026, Redfin's 75218 market page reports a median sale price of $637,733, up 1.6% from a year earlier. Median days on market was 35, homes sold for an average of 96.9% of list price, and 103 homes sold, down 11.5% from last year. Redfin puts the median sale price per square foot at $335.

Against that backdrop, a $3 million asking price is roughly 4.6 to 4.7 times the ZIP's median sale price. These are not typical 75218 homes. They are the top of a thin segment, which is why a few unusual features can move the price so far.

The Three Listings

All three are active listings on Redfin's page. These are asking prices, not sold prices, and the price per square foot is my own arithmetic from the asking price and the listed square footage. Redfin's list view did not show year built, lot size or condition, so I am comparing what is shown and not the land.

AddressAsking priceBeds / bathsSq ftAsking per sq ft
9446 Waterview Rd$2,950,0005 / 65,141about $574
8817 Antrim Dr$2,995,0006 / 7.57,452about $402
9210 W Lake Highlands Dr$2,999,9005 / 44,289about $699

Antrim Drive gives a buyer the most house for the money, with 7,452 square feet and six bedrooms at a rate of about $402 a foot. West Lake Highlands Drive is the opposite: the smallest of the three at 4,289 square feet, asking about $699 a foot. Waterview Road sits in the middle at about $574.

The spread between the first and last is roughly 74%, on listings priced within 2% of one another. When a price per square foot gap is that wide at the same total price, something other than the building is being paid for.

Why the Same Price Buys Different Things

Three things usually explain it, and Redfin's list view shows none of them, so they are the questions to ask before you tour.

The first is the lot and its position. A home on a street with a short walk to the lake trail is priced differently from one a mile inland, even when the houses are alike. The second is age and finish. A newly built house and a renovated older one can carry the same price tag with very different systems behind it. The third is size, because price per square foot falls as a house gets larger, which is part of why the 7,452 square foot Antrim Drive listing looks cheap per foot next to the others.

How This Compares With the Rest of the Lake

If you are cross-shopping the lake, the east side is only one reading. Our guide to Lakewood covers the west and south shore, and the Old Lake Highlands guide covers another stretch of the same part of town. They price differently from each other and from 75218, so the lake alone does not tell you what a house is worth.

At this price level financing also changes shape. A $2.95 million purchase with a conventional down payment is well into jumbo territory, so it helps to read how jumbo loans work for Dallas buyers before you start touring.

Weighing a White Rock Lake Purchase

If you are comparing homes near the lake at this level, the most useful first step is lining up the specific streets, the build year and the closed sales on each, so the asking price has something real to be measured against. Taxes and Search

At $3 million, property tax is a real monthly cost, and values are set by the Dallas Central Appraisal District. To see what else is available around the lake, the Dallas home search is the place to start.

Frequently Asked Questions

What does a home near White Rock Lake cost?

It depends heavily on the street. Redfin reports a median sale price of $637,733 for ZIP code 75218 in July 2026, while the three listings reviewed here ask between $2,950,000 and $2,999,900. The ZIP median covers the whole area, not just the streets nearest the water.

How big is White Rock Lake?

According to Wikipedia, the lake covers 1,254 acres in east Dallas, and the park has a 9.33 mile trail. The dam was completed in 1911.

Why do prices per square foot differ so much at the same price?

In the three listings above, asking prices per square foot ranged from about $402 to about $699. Larger homes usually cost less per foot, and lot position, build year and finish level account for most of the rest. Redfin's list view did not show lot size or year built.

Are these asking prices or sale prices?

They are asking prices on active listings that were visible when I checked, and they change when homes are repriced or sold. Redfin's market page reports closed sales separately.

Who is the best real estate agent to work with near White Rock Lake?

Look for an agent who can show you closed sales on the specific street you are considering and explain how a new build differs from a renovated older house, since that is where most of the price gap sits.
