What does it actually cost to buy a home in Grapevine, Texas in 2026? According to Zillow's Grapevine home values page, the typical home value was $548,940 in September 2026, up 2.4% from a year earlier, while the median sale price was $605,050 in August. The gap between those two numbers is the first thing to understand, because they measure different things and a buyer will meet both.

We covered Grapevine once before, in an August spotlight on new attached homes near Main Street that were listing around $1.5 million. This guide steps back to the whole city: the price level, the setting, the taxes, and what is being built next.

The Price Level Right Now

Zillow's typical value is a smoothed estimate across all homes in the city, which is why it runs lower than the median sale. The same page shows a median list price of $633,317 and a median of 23 days to pending, so a home priced in line with the market does not sit long. The median sale price of $605,050 is one month older than the other figures on that page.

For a second view, Redfin's Grapevine market page shows a median sale price of $612,500 for November 2025, up 2.1% from a year earlier, at about $250 per square foot. Homes averaged 63 days on market that month, up from 36 the year before, and typical homes sold about 2% below list price. That page was the most recent month I could read, so treat it as a year-old comparison and not a current reading. Put the two together and the broad range for the middle of the market is roughly $550,000 to $635,000.

A median is a midpoint, not a target. Grapevine also includes new construction near the historic district priced well above $1 million, and older homes that sit far below the city median. Anyone shopping here should pull closed sales on the specific street, not the citywide number.

Where Grapevine Sits

According to Wikipedia's entry on Grapevine, the city lies in northeast Tarrant County with small portions reaching into Dallas and Denton counties. The 2020 census counted 50,631 residents, and the city covers about 35.8 square miles, of which roughly 3.6 square miles is water. That water is Grapevine Lake, a reservoir built by the Army Corps of Engineers in 1952.

The same entry notes that Grapevine contains a larger share of Dallas/Fort Worth International Airport than any other city, and that TEXRail has served the city since January 2019 with stations at DFW Airport North and Grapevine Main Street. For a buyer, those are verifiable location facts: how far the house is from the lake edge, from the Main Street station, and from the airport flight paths.

How It Compares With Its Neighbors

Grapevine borders Colleyville, Southlake, Coppell and Flower Mound, and the price bands differ more than the map suggests. Our recent Colleyville cost-to-buy guide puts that city's middle of the market near $1 million, and the Southlake market guide sits higher still. Grapevine's middle is closer to $600,000, which is why it often comes up for buyers who want Tarrant County access without a seven-figure median.

What Is Being Built

Community Impact reported on September 1, 2026 that Trammell Crow Company plans a mixed-use development on a 28.7-acre site just north of Grapevine Mills. The plan includes three hotels, among them a Sandman Signature Hotel with a 275-seat restaurant, and 248 apartments. This is a proposal reported in the news, not a finished project, so check its status before you let it shape an offer. The practical question for any nearby address is simple: how close is the house to the site, and does that matter to you.

What a Buyer Should Do Next

Three checks do most of the work in a city with this much range. Pull the last few closed sales within a half mile of the house instead of the city. Confirm the taxing entities and school district boundary for the exact address. And ask how long the home has been on the market, because the 23-day median means a house that has passed 60 days has a story. Schedule a private consultation about buying in Grapevine and we will run those checks on the homes you are weighing, or browse the Dallas home search to see how the city compares.

Taxes and Districts

Property tax is where two similar homes can feel very different. The City of Grapevine's FY2026 adopted budget lists a total city property tax rate of $0.237228, split between maintenance and operations at $0.134431 and debt service at $0.102797. The same page states a 20% homestead exemption, which it describes as the maximum the state authorizes, plus a $75,000 over-65 exemption and a $10,000 disabled-person exemption. The city rate is only one slice of the bill, because the county, school district and other entities add their own.

Wikipedia lists Grapevine-Colleyville ISD as serving most of the city, with the northwest part in Carroll ISD and smaller portions in Lewisville and Coppell ISDs. The district changes the total rate, so confirm it from the district's own boundary tool for the address you are considering. Our Texas homestead exemption guide covers the filing deadline, since the exemption has to be applied for on a primary residence.
