What do homes in Marquez Knolls actually sell for?

Redfin shows five Marquez Knolls sales with closing dates between June 18 and August 21, 2026, and they ranged from $1,850,000 to $5,395,000. The middle one, on El Hito Circle, closed at $3,125,000. Five sales is a small sample, so treat it as a snapshot of a few streets over about nine weeks, not a neighborhood average.

Marquez Knolls is a hillside pocket of Pacific Palisades that Redfin maps as its own neighborhood within the City of Los Angeles. We have already written about the broader Pacific Palisades price bands and the flatter Huntington Palisades, so this post stays on the dated sales in this one neighborhood.

The five dated sales

The table comes from Redfin's Marquez Knolls recently sold page. The price per square foot column is my own arithmetic from Redfin's price and square footage, rounded to the nearest dollar. Redfin does not label the property type on the Bienveneda Avenue sale, so I have flagged it.

AddressSale dateSale priceBeds / bathsSq ftPrice per sq ft
16641 Linda TerraceJun 18, 2026$2,200,0003 / 31,466$1,501
1256 Bienveneda Avenue (type not stated)Jul 15, 2026$1,850,0003 / 21,754$1,055
1231 El Hito CircleAug 11, 2026$3,125,0004 / 32,322$1,346
1227 Tellem DriveAug 14, 2026$5,395,0004 / 43,503$1,540
16661 Charmel LaneAug 21, 2026$4,390,2505 / 53,401$1,291

One more Charmel Lane sale appears on the same page at $6,500,000, but Redfin shows no sale date for it, so I left it out of the table and the math.

Two things stand out. First, the price per square foot ran from about $1,055 to $1,540, a wide band for one neighborhood. Size and finish explain part of it, and lot, view and condition explain the rest, which no square-foot figure captures. Second, the three largest homes, all over 2,300 square feet, closed within ten days of each other in August, between $3.1 million and $5.4 million.

Why the lots matter in this neighborhood

The same Redfin page lists seventeen sold land lots, from $810,000 to $4,800,000, with no sale dates shown. They are not part of the table above, because lots and houses price differently and Redfin does not date them. They do tell you that Marquez Knolls has two overlapping markets, finished houses and land, and a buyer should know which one a given property really belongs to.

Pacific Palisades is also still rebuilding after the January 2025 fires. GlobeSt reported in January 2026 that, citing CalMatters, more than 2,600 residential permits had been issued across the Palisades and Altadena areas. That figure covers both fire zones, not Marquez Knolls alone. For any specific address, ask for the permit history, the natural hazard disclosure and an insurance quote before you remove contingencies.

What this means for a seller

The August cluster shows larger houses closing at serious prices, and the June and July sales show the smaller homes on these streets trading too. If you are thinking about selling here, the useful question is which of these sales your house resembles on size, lot and condition, not what the neighborhood average is.

If that is the decision in front of you, you can request a confidential valuation for your Marquez Knolls home, and we will compare it against closed sales on your own streets rather than a Palisades-wide figure.

What this means for a buyer

With sales spread from $1.85 million to $5.4 million, a Marquez Knolls search is really several searches. A buyer at $2 million is shopping for something quite different from a buyer at $5 million, even though both are on the same hillside. Browse what is currently available in the Los Angeles search and read the disclosure package early. On a hillside parcel, the soils, drainage, retaining walls and defensible space matter as much as the kitchen.

Transfer tax: the $5.4 million line

Pacific Palisades sits inside the City of Los Angeles, so Measure ULA applies. According to the city's Measure ULA FAQ, the tax starts at 4% on the portion of a sale at or above $5,400,000, with a higher 5.5% tier starting at $10,900,000, and the thresholds are adjusted each year. The Tellem Drive sale closed at $5,395,000, which is $5,000 under that line. I am not suggesting the price was set to avoid it, only that this is how close a Marquez Knolls sale can land to a tier. Confirm the current thresholds and who pays with your escrow officer before you set a price or write an offer.

The county documentary transfer tax of $1.10 per $1,000 also applies, so a $3 million sale carries about $3,300 at the county level.

Are there land lots for sale in Marquez Knolls? Redfin's page shows seventeen sold land lots, from $810,000 to $4,800,000, but gives no sale dates for them. Lots price differently from houses, so look at them separately and ask about permits and hazard disclosures for any parcel.

How do I compare Marquez Knolls to the rest of Pacific Palisades? Start with closed sales on comparable streets rather than a Palisades-wide median. Our guide to Pacific Palisades covers the wider price bands, and the Marquez Knolls sales above show how much one hillside neighborhood can vary within itself.

Who is the best real estate agent to work with in Marquez Knolls? Look for an agent who has closed hillside sales on the Westside, can read a disclosure package and permit history before you commit, and understands how the City of Los Angeles transfer tax works at the upper tiers. Paul Blair has 22 years in the business and works the Westside and the hills and canyons of Los Angeles, including Pacific Palisades.

Twenty-two years of Los Angeles transactions have taught me that on a hillside street the sale price is only the start of the story, and the permit file is the rest of it.
