What does it actually cost to buy a home in Josephine, Texas in 2026? Redfin's latest local data puts the median sale price at $359,662 for August 2026, up 19.9% from a year earlier, at roughly $192 per square foot. Homes closed at 100.2% of list price and took a median 93 days to sell. Only 14 homes sold in the month, down 31.6% from last year, so treat the percentage change as a signal about which homes traded, not a promise about where a given street is heading.
That caveat matters here more than almost anywhere else I write about. Josephine is a small, fast-changing town on the far eastern edge of Collin County, and a handful of new-construction closings can move its averages a long way in either direction.
A railroad town that is quietly becoming something else
Josephine was founded in 1888 when the railroad arrived, according to the Texas State Historical Association, and it was named for the daughter of J. C. Hubbard, who donated the land for the townsite. For most of the next century it stayed small, with 594 residents in 2000 and 812 in 2010. Then the Census Bureau counted 2,119 people in 2020, and its July 2025 estimate is 10,208, an increase of roughly 373% in five years.
The town sits on the Blackland Prairie in southeastern Collin County, with part of the city now reaching into western Hunt County. The city's own economic development page describes a small-town, country setting, connections toward McKinney, Frisco, Plano, Garland, Rockwall, and Wylie, and a planned City Center meant to bring retail, restaurants, and additional housing along the FM 6 corridor. That commercial layer is still mostly ahead of the town, which is part of what defines daily life here: you drive to groceries and dinner, and you drive to work.

The biggest is Magnolia Pointe, a municipal utility district development east of FM 1777 and south of FM 6. The city's developments page lists D.R. Horton as the builder, with a first four phases of 658 lots and a Magnolia South expansion adding 944 more, for a projected build-out of about 1,602 homes.
