A three-bedroom, two-and-a-half-bath house of 3,067 square feet on Lausanne Avenue closed on July 24, 2026 for $1,500,000, according to Redfin's recently sold list for Kessler Park. That is roughly $489 per square foot. It is also the only closed sale Redfin counted inside Kessler Park for its most recent three-month window, which is the most important thing to know before anyone quotes a "Kessler Park price."
This post uses the Lausanne Avenue sale as a market comp. It is not a Grey Square listing, and nothing here describes that property beyond what the public sale record shows.
Where Kessler Park Sits
Kessler Park is in Oak Cliff, southwest of downtown Dallas. Wikipedia's entry on the Kessler community describes it as bounded by Highway 30 to the north, Colorado Boulevard to the south, Beckley Avenue to the east, and Stevens Park Golf Course to the west, and it is named for the planner George E. Kessler. The same entry notes the mature trees and rolling terrain that set the area apart from the flatter grid streets elsewhere in Dallas.
The history is documented too. The City of Dallas archives list a 1924 title abstract for the first installment of Kessler Park, in the Municipal Archives collection on Stevens Park. Streets here follow the hillside rather than a grid, which is why one block can look nothing like the next.
Stevens Park Golf Course anchors the western edge. The Dallas Park and Recreation page for Stevens Park lists an 18-hole public course at 1005 N Montclair Avenue, and the open green space it provides is one of the first things a buyer notices when driving the western streets.
The Numbers Behind the Headline
Redfin's Kessler Park market page reports a median sale price of $1.48 million for the three months ending July 2026, up 20.8 percent year over year, with a median of $480 per square foot, up 15.0 percent. Redfin also shows a sale-to-list ratio about 1.7 percent under list price.
Read those figures carefully. Redfin counted a single home sold in that window, so the median is simply the price of one house. A 20.8 percent increase from one sale to another is a statement about which house closed, not about the neighborhood. Redfin's summary also mentions a $1,725,000 closing in May 2026 after 35 days on market, which gives a second data point at a similar level, but two sales over five months is still a very small sample.

The spread between the sold house and the two listed houses is wide, and a few things plausibly explain it: lot and view, level of renovation, and the era of construction. Redfin describes the Knott Place listings as including a 1959 ranch with a Roman brick facade and terraced pool area and a house with downtown skyline views. Asking prices can and do move before closing, so the listed figures are a reference point for what sellers are testing, not for what buyers will pay.
