The five most recent closings Redfin shows range from $620,000 to $2.3 million, and the reason has less to do with the market than with how this small neighborhood was built.
Greenway Parks is about 150 acres in North Dallas, bounded by Mockingbird Lane, Inwood Road, University Boulevard, and the Dallas North Tollway, and it sits next to Highland Park and University Park. It is a place where the plan of the streets matters as much as the house on the lot.
A neighborhood drawn around its green space
The National Register of Historic Places nomination on file with the Texas Historical Commission records that Frank Neal Drane and J.P. Stephenson bought 150 acres in 1925 and developed Greenway Parks with designer David R. Williams. His plan set shared greenways, 100 to 150 feet wide, between blocks of houses, with many homes facing the greenway instead of the street. The district holds more than 23 acres of parks and open space and, per the nomination, 292 houses built mainly between 1927 and 1959.
