What Does It Actually Cost to Buy in Lower Greenville, Dallas in 2026?
By Paul Blair | October 17, 2026
According to Redfin, the median sale price in Lower Greenville was $822,500 in August 2026, up 6.5% from a year earlier, across 40 homes sold. The median home took 40 days to sell and closed at 97.9% of its list price. That is a market where buyers have some room to negotiate, and where the number you see on a listing depends heavily on whether the home is a townhome, an original cottage, or a rebuilt house.
This is an update to our July look at the area, when we wrote about a duplex on Richmond Avenue. This time we step back and look at the neighborhood as a whole: where it sits, what the housing stock looks like, and what recent sales say about price.
Where Lower Greenville Sits
Wikipedia's entry on Lower Greenville places the core of the neighborhood in East Dallas, west of Lakewood, along Greenville Avenue between Mercedes Avenue to the north and Belmont Avenue to the south. The same entry notes that people use the name loosely and sometimes stretch it to include Vickery Place, the Belmont Addition, Glencoe, and Greenland Hills, which most of us know as the M Streets. It also notes that the stretch south of Mockingbird Lane is known for bars, restaurants, shops, and live music, and that the Granada Theater, built on Greenville Avenue in 1946 as a movie house, is now a music venue.
The boundary question matters for buyers. Redfin draws its own Lower Greenville polygon, and every number in this post follows that definition. If you are comparing against a listing agent's "Lower Greenville" comps, ask which streets they included. Our guides to the M Streets and Vickery Place cover the adjacent areas separately.
What the August Numbers Show
On Redfin's Lower Greenville housing market page, August 2026 shows a median sale price of $822,500, 40 homes sold compared with 28 a year earlier, a median of 40 days on market, and a sale-to-list ratio of 97.9%, down about 0.7 points from last year. The median days figure is up by roughly 15 to 16 days.
Read together, more homes are changing hands than a year ago, they are taking longer to sell, and the typical buyer is closing a little under list price. A median across 40 sales mixes townhomes, condos, cottages, and large rebuilt houses, so it describes the neighborhood, not any one home.
Five Dated Sales
Redfin's recently sold page for Lower Greenville lists 35 homes, but only five carry a sold date. Redfin shows each home's last list price, not a confirmed closing price, so everything below is a list price. The per-square-foot figures are my own arithmetic from list price and listed living area.

Three things stand out. First, three townhomes on the same block of La Vista Drive sold within about three weeks of each other, and their list prices ranged from about $277 to about $365 per square foot. Size, finish, and unit position explain far more of that gap than the address does. Second, the two houses came in at roughly the same per-square-foot range as the smaller townhomes, so the premium for a house is mostly a premium for more square footage and a lot, not a higher rate per foot. Third, five sales cannot establish a trend, and I would not build an offer on them. They show the spread, which is the useful part.

The Housing Stock
The rest of Redfin's list gives a sense of the range. Condos and units sit at the low end, with listings at $249,000, $379,000, $399,999, and $439,000. Townhomes on La Vista Drive cluster from about $550,000 to $720,000. Cottages and smaller houses on Richmond, Prospect, Morningside, Kenwood, and Winton are listed from about $629,000 to $950,000. Larger and newer houses, such as the ones on Goliad, Prospect, and Palo Pinto, run from about $1.4 million to $1.6 million.
Those are last list prices, not closings, and Redfin does not show sold dates for most of them. They are still a useful map of how wide the price bands are inside one neighborhood. A buyer shopping at $750,000 can look at an original two-bedroom cottage, a three-bedroom townhome, or a duplex, and each is priced against a different set of comparable sales. Redfin also lists a Walk Score of 77 for the neighborhood, which is a measure of how many everyday destinations sit within a short walk of a typical address.
How to Compare Properties Here
For any Lower Greenville property, a few property facts do most of the work in explaining price. Check the year built and the improvement history in the Dallas Central Appraisal District record, since an original structure and a full rebuild on the same street are priced very differently. Look at lot size, because two houses of similar square footage can sit on very different parcels. Confirm what the property is: a single-family house, a townhome, a duplex, and a condo carry different ownership structures, taxes, and, for townhomes and condos, association fees. And ask for the list history and any price changes, since a 97.9% sale-to-list ratio means some homes close well under their first asking price.

Who is the best real estate agent to work with in Lower Greenville?
Look for an agent who can show you closed sales on properties that match yours by type, size, and age, and who can explain why each one priced where it did. In a neighborhood this mixed, a single median tells you very little.
