What are Miracle Mile houses actually selling for in 2026?

Across twelve house sales that closed between June 1 and September 9, 2026, Miracle Mile prices ran from $1,147,000 to $2,595,000, with a median of $1,850,000 and a median of about $928 per square foot. The spread is wide because the neighborhood is really two markets split by Wilshire Boulevard: the blocks south of it, which closed at a median of $1,705,000, and the blocks north of it, which closed at a median of about $2,218,500.

That is the short answer. The useful answer is in the individual closings, so this post walks through them, using the sales that Redfin's Miracle Mile recently sold page and Redfin's Miracle Mile North recently sold page show with confirmed closing dates. I calculated price per square foot myself from the listed price and living area.

The twelve dated house sales

Redfin does not label property type on these pages for every record. I kept sales that read as houses by their bedroom, bathroom, and square footage, and I left out records marked as condos, duplexes, or a six-unit building, which are different products. I also left out records with no closing date.

The south group has eight closings with a median of $1,705,000 and about $868 per square foot. The north group has four closings with a median of $2,218,500 and about $1,167 per square foot. Four sales is a small sample, so I would treat the north figure as a reading of where recent closings landed, not a market statistic.

What the spread tells you

The bottom of the range is 850 S Genesee Ave at about $590 per square foot, roughly a third below its neighbors. Redfin's record does not show condition, lot size, or year built, so I cannot say why. That is the point: in a neighborhood this uniform in appearance, condition and permit history decide the price more than the street name does.

The middle of the south group is tight. Five of the eight closings sit between about $830 and $950 per square foot, and four of the eight closed between $1.45 million and $1.8 million. A seller on one of those streets whose house is in original, unrenovated condition and is priced like a remodeled one is the most common mismatch I see.

The north group prices higher per square foot, which fits the smaller, more uniform stock described in the city's Miracle Mile North historic district summary: mostly one-story houses built between 1924 and 1941, with Spanish Colonial Revival making up more than half. One further data point: Redfin's record also shows a 6-bedroom house at 127 S Poinsettia Pl that sold for $3,600,000 on August 3, 2026, with a note that it sold off market. I excluded it from the table because a private sale and a listed sale do not compare cleanly, but it shows where the top of the north market reaches.

The neighborhood-level numbers

Redfin's Miracle Mile North page shows a median sale price of $2.02 million, down 4.1 percent year over year, at about $894 per square foot, up 11.5 percent, with homes taking about 50 days to sell and closing about 1.5 percent under list. The page does not state a single clear reporting period, so I would read those figures as directional. Together with the closings above, they describe a market where buyers have some room to negotiate, and where sellers who price to the comps still sell.

Two other product types sit alongside the houses. Redfin's recently sold records show four duplexes that closed between $2.2 million and $2.755 million from late July to mid September, and condos that closed between roughly $707,000 and $900,000 in July and August. If you own a duplex, the house table above is the wrong yardstick.

Preservation review and what it means for a sale

Many of these blocks sit inside a historic preservation overlay. According to Los Angeles City Planning, the Miracle Mile HPOZ covers 1,347 properties and is mostly one-story single-family homes north of Olympic Boulevard, with exterior changes visible from the street going through review. That matters at the closing table. Before listing, pull the permit history and confirm that any past window, roof, or addition work was approved, because an unapproved change is a disclosure item and a negotiation point. Our longer Miracle Mile neighborhood guide covers the district boundaries and review process in detail.

If you are weighing a sale here, the first step is a valuation built from closings on your own block, not a neighborhood median. You can request a confidential valuation for your Miracle Mile home and we will compare it against sales that match your street, style, and condition.

Measure ULA at these price points

Miracle Mile is inside the City of Los Angeles, so the Measure ULA transfer tax applies above the city's thresholds. Per the Los Angeles Office of Finance, the tax applies to transfers above $5,400,000, and the thresholds are indexed annually. All twelve sales above closed well below that line. The county documentary transfer tax applies regardless of price.

Frequently Asked Questions

What is the median price of a house in Miracle Mile in 2026? Across twelve house sales with confirmed closing dates between June 1 and September 9, 2026, the median was $1,850,000, or about $928 per square foot. Sales south of Wilshire had a median of $1,705,000 and sales north of it about $2,218,500. Twelve sales is a small sample, so use these as a guide to recent closings, not a forecast.

Are Miracle Mile homes selling below asking price? Redfin's Miracle Mile North page shows homes closing about 1.5 percent below list after roughly 50 days on market, though the page does not state a clear reporting period. Individual results depend on pricing, condition, and timing.

Does Measure ULA apply to a Miracle Mile home sale? Miracle Mile is in the City of Los Angeles, so yes, above the thresholds. The Office of Finance lists the tax as applying to transfers above $5,400,000, and the thresholds are adjusted annually. None of the twelve sales in this post approached that level. Confirm current figures before relying on them.

Why does price per square foot vary so much between Miracle Mile houses? Condition, lot size, permit history, and whether the house sits north or south of Wilshire all change the number. The twelve sales above range from about $590 to $1,197 per square foot, and the public record does not show lot size or renovation history.
