What Does a Prosper Home Cost Right Now? A $840,125 Median and Five Sales From $750,000 to $2 Million
Prosper's median sits near $840,000, yet five recent 75078 sales ran from $749,900 to $1,999,000. See what drives the spread and where Mirabella fits.

What does a home in Prosper actually cost right now? According to Redfin's Prosper market page, the median sale price in September 2026 was $840,125, down 2.3% from a year earlier. That single number hides a lot. Five recent 75078 sales on Redfin's recently sold page had last list prices running from $749,900 to $1,999,000, a gap of about 2.7 times between the lowest and the highest.
When we last looked at Prosper in August, the story was a single acreage estate in Whispering Farms that had been cut from $5.4 million to $4.0 million. You can read that in our Whispering Farms spotlight. This update steps back from one house and asks a simpler question: what does the middle of the Prosper market look like today, and why do the homes around it vary so much?
The Market in One Paragraph
Redfin's September 2026 figures show 175 homes sold, which is 13.1% fewer than the 201 sold a year earlier. The median home spent 101 days on the market, 26 days longer than last year, and homes sold at 96.0% of list price on average. Redfin puts the three month median price per square foot at $234, down 1.9%. Taken together, that is a market where buyers have time, sellers are negotiating, and the average closed deal lands a few points under the asking price. These are Redfin's own calculations, and the page's description text quotes a different average price, so treat the $840,125 chart value as the cleanest single reading.
Five Sales, Five Different Houses
Redfin's recently sold page for Prosper showed five 75078 homes with a sold date. The prices below are the last list prices Redfin displays, not confirmed closing prices, and the price per square foot is my own arithmetic from the list price and the listed square footage. Redfin's page did not give a consistent year built or lot size for any of them.
| Address | Sold | Last list price | Beds / baths | Sq ft | List per sq ft |
|---|---|---|---|---|---|
| 511 Cloud View Ct | Jun 4, 2026 | $749,900 | 4 / 3 | 4,410 | about $170 |
| 800 Robison Creek Dr | Jul 15, 2026 | $825,000 | 4 / 3.5 | 4,163 | about $198 |
| 1741 Silverleaf Ct | Jun 29, 2026 | $1,300,000 | 4 / 3.5 | 3,786 | about $343 |
| 3030 Pecan Grove Ln | Jun 17, 2026 | $1,575,000 | 4 / 3.5 | 4,105 | about $384 |
| 3060 Pecan Grove Ln | Jul 2, 2026 | $1,999,000 | 5 / 5.5 | 6,107 | about $327 |
The first thing that stands out is that square footage barely explains the spread. Cloud View Court at 4,410 square feet and Pecan Grove Lane at 4,105 square feet are similar in size, yet the Pecan Grove list price was more than double. Redfin's listing descriptions for the higher priced homes mention lots of a full acre or more, and that is the more likely driver. In Prosper the land under the house often carries as much of the price as the house itself.
Why the Same Size House Prices So Differently
Three things account for most of the gap, and none of them show up in a headline median.
The first is the lot. A four bedroom house on a typical subdivision lot and a four bedroom house on an acre or more are different products, even when the floor plans match. The second is where the home sits in the town's growth pattern. Prosper stretches across Collin and Denton counties and, according to Wikipedia, its 2020 census population was 30,174, so much of what is for sale was built in the last two decades in very different phases. The third is the tax and fee structure that comes with a particular subdivision. Some communities in this part of Collin County carry special district charges that change the monthly cost, which our guide to MUD and PID taxes in DFW new construction walks through.

What Is Coming: Mirabella and the Large Lot Pipeline
The newest supply at the top of the market is worth watching. Community Impact reported in April 2025 that Mirabella, a 190 acre community with about 285 homes and oversized lots, would begin selling in late 2026, with pricing undetermined but possibly starting around $1 million. Huntington Homes, the luxury division of Highland Homes, was named as a builder and Tellus Group as the developer. A May 2026 Community Impact roundup said Highland Homes and Tellus Group broke ground last fall, and it gave no sales start date or pricing.
For a buyer, the practical point is timing. If homes at that level begin to sell, they will sit beside resale properties like the Pecan Grove Lane and Silverleaf Court sales above, and each will be measured against the other. For a seller in the $1.3 million to $2 million range, it is worth knowing that new inventory may be on the way before you set a price.
Weighing a Prosper Purchase or Sale
If you are buying, the most useful move is to decide first whether you want the land or the house, because the same budget buys very different things. If you are selling, the days on market figure matters more than the median: at 101 days, a price that ignores recent sales on your own street can sit for a long time. Schedule a private consultation about buying or selling in Prosper and we will line up the closed sales on your street, the lot size, and what is competing with you.
Comparing Prosper With Its Neighbors
Prosper does not price in isolation. Our Celina guide covers the neighboring city that is growing even faster and prices lower, and the Dallas home search shows what the same budget buys closer in.
