Is Perry Homes still building in DFW, and where can you buy one for $500,000 or more in 2026? Yes. As of October 26, 2026, Perry's own website shows eight Dallas-Fort Worth communities with homes starting at or above $500,000, spread across Lucas, Rockwall, McKinney, Lavon, Waxahachie, Haslet and two Fort Worth-area communities. Prices run from the $500s to the $1.2 millions.

If you are loyal to one builder, that spread matters, because the right Perry community depends on how much lot you want, which school district you need to be in, and how far you will drive. This guide walks through each one using what Perry publishes, then covers what to settle before you walk into any of their sales offices.

Every price below comes from Perry's community pages, checked October 26, 2026, and every one of these communities showed homes for sale that day. Perry writes prices as "from the $500s" and so on, so treat each as a starting point. Final price depends on the homesite, the plan and the options you choose.

Perry's pages do not say what the 50', 60' and 70' figures measure, though they read like lot widths. Ask the sales team to confirm. Hillstead and Myrtle Creek also have smaller series priced below $500,000, which this guide leaves out.

The ones that stand out

Enchanted Creek in Lucas is the outlier on price and on land. Perry describes one-acre-and-larger homesites, and the two plans I could price individually on October 23 were $1,276,900 and $1,326,900. I toured it in April and the lot size is what I remember most.

I wrote a full breakdown in Perry Homes at Enchanted Creek in Lucas, including the school district question, which depends on the homesite.

Terraces in Rockwall has three series on one sales center at 919 Canyon Drive, with Perry listing 59 homes across them. Perry's page calls it a community with resort-style amenities in north Rockwall but does not itemize them, so ask for the amenity list in writing.

Eliana in McKinney is the most compact entry, a single 50' series from the $620s at 4504 Rivka Court, with Perry listing Prosper ISD. It is the one to look at if you want a McKinney address at a lower starting price than the larger-lot communities.

Hillstead in Lavon and Myrtle Creek in Waxahachie are the two where the $500,000 line cuts through the lineup. Hillstead's 60' series starts in the $570s with Wylie ISD campuses listed, and Myrtle Creek's 71' series starts in the $540s. Both have a smaller series under $500,000 that I have left out.

Sweetgrass in Haslet, Ventana and Walsh are the Fort Worth side. Sweetgrass lists 60 homes across three series, Ventana lists 77 across three, and Walsh lists 42 across two. Ventana's sales center is at 5565 High Bank Road. Walsh's page lists Aledo ISD campuses and describes the community as a Fort Worth community.

What Perry's pages do not tell you

Across these community pages, Perry publishes starting prices, plan sizes and school campuses. It generally does not publish HOA dues, MUD or PID details, or a count of move-in ready homes. Perry's pages mention move-in ready options but do not say how many exist.

That means four things to ask for in writing for any lot you like:

  • The school district for that exact homesite, since the district is set by the lot and not the community name.
  • The HOA budget and dues.
  • Any MUD or PID notice, and the tax rate. Our guide to MUD and PID taxes on DFW new construction explains what the notice means and your legal rights.
  • Which homes are complete now and which are to be built, with estimated completion dates.

On incentives, Perry's pages today advertise rate reductions and special home pricing on select homes. Incentives change and are set by the builder, so confirm what applies to your lot on the day you buy.

Bring your own agent before your first visit

Here is the part most buyers learn too late. Most DFW builders register you as a buyer the first time you walk into a sales office, and many will not add a buyer's agent after that. The person at the desk works for the builder, which is fine, but it means nobody is working for you while you compare lots, read the contract and decide on options. I did not find a published registration policy on Perry's pages, so ask Perry's sales team directly, and ask before your first visit.

If you are weighing more than one Perry community, that matters even more, because the same builder sells very different products across Rockwall, Haslet and Lucas. Schedule a private consultation before your first visit to a Perry Homes community and we can compare lots, districts and contract terms before anyone registers you.

How the build process affects your choice

Most Perry homes in these communities are sold to be built, so you are buying a process. Ask for selection deadlines at the design center, the phase inspection schedule and the warranty terms. Our posts on design center upgrades and independent inspections and the builder warranty cover both. If you are still deciding between a new build and an existing home, new construction versus resale in DFW lays out the trade-offs.

Frequently Asked Questions

Where is Perry Homes building in DFW right now?

As of October 26, 2026, Perry's website shows homes for sale at $500,000 and up in Lucas, Rockwall, McKinney, Lavon, Waxahachie, Haslet and the Fort Worth area. A ninth community, Reunion in Rhome, is listed as coming soon.

What does a Perry Homes house cost in DFW?

Starting prices on Perry's site range from the $500s at Ventana and Sweetgrass to the $1.2 millions at Enchanted Creek in Lucas. Final price depends on the lot, the plan and your options.

Does Perry Homes pay a buyer's agent?

I did not find a published policy on Perry's pages. Many builders pay a cooperating agent from their own budget, but terms vary, so confirm with Perry before you register and get the terms in writing.

Which Perry community is in which school district?

Perry's pages list Wylie ISD for Hillstead, Rockwall ISD for Terraces, Prosper ISD for Eliana, Waxahachie ISD for Myrtle Creek, Northwest ISD for Sweetgrass and Aledo ISD for Walsh. Always confirm the district for the specific lot.

How do I choose an agent for new construction with Perry Homes?

Choose someone who has read builder contracts, understands how registration works and can compare communities across several cities, not just one. Ask how many builder contracts they have handled. Paul Blair has toured and filmed Perry's Enchanted Creek community and works with buyers on builder contracts across North Texas.

A note from Paul

When I toured the 3992A model at Enchanted Creek in April, what stayed with me was the lot, not the kitchen. Across all eight of these communities the same lesson applies: finishes can change at the design center, but the homesite is the choice you cannot undo. Get your questions answered in writing, and bring your agent along the first time.
