Perry Homes at Enchanted Creek in Lucas, Texas: What a One-Acre New Build Costs in 2026
Is Perry Homes still building in Lucas? Enchanted Creek homes start in the $1.2 millions on one-acre lots. Prices, plans and what to do before your first visit.

Is Perry Homes still building in Lucas, and what does a home at Enchanted Creek cost in 2026? Yes, the community is open, and as of October 23, 2026 Perry's own website shows homes starting "from the $1.2Ms" on one-acre homesites, with plans ranging from about 3,200 to 6,400 square feet. The two plans I could price individually on Perry's site that day came in at $1,276,900 and $1,326,900, both available to build.
That puts Enchanted Creek well above the $500,000 line where most DFW new construction starts, and it puts the homes on a kind of land that is hard to find this close to Plano, Allen and McKinney. Here is what the builder publishes, what I saw when I toured it, and what to settle before you walk into the sales office.
Where Enchanted Creek sits
Enchanted Creek is in Lucas, in Collin County, near Parker Road and Country Club Road according to Perry's own community write-up. The sales center is at 221 Thunder Bay Drive, Lucas, TX 75002, open Monday through Saturday 10am to 7pm and Sunday noon to 7pm per Perry's site.
Lucas has kept large lots on purpose, and the community follows that pattern. Perry describes one-acre-and-larger homesites with mature trees and greenbelt areas, and Lake Lavon, Brockdale Park and the Trinity Trail are nearby. In the video I filmed in April, I put the distance at roughly 30 miles northeast of downtown Dallas and under 40 minutes to downtown and both major airports, with Allen, Fairview, Plano and Wylie a few minutes away. Treat drive times as my estimate from that day, since traffic changes them.
What I saw when I toured it
I walked the 3992A plan with the level four amenity package in April. What stood out was the ceiling height, the open line of sight from the great room to the back yard, and a kitchen with an extended island and professional-style appliances. Those were the finishes in that model, and Perry's design center lets you choose your own, so what you pay will not match what I walked through.
The more important point from the tour was the lot. In the video I said lots start at one acre and the largest approach five acres. That is a spring 2026 observation, not a current inventory count, so ask the sales team which homesites are open today.
What is for sale right now
Perry's community page lists 29 homes and a "Now Open" status. It does not break them out with addresses or lot sizes, so the table below only shows the two plans whose individual pages I could read.
| Builder | Plan | Square feet | Beds and baths | Starting price | Status |
|---|---|---|---|---|---|
| Perry Homes | 3786A | 3,786 | 4 bed, 3 full and 1 half bath, 3-car garage | $1,276,900 | Available to build |
| Perry Homes | 3716A | 3,716 | 4 bed, 4 full and 1 half bath, 3-car garage, 1 story | $1,326,900 | Available to build |
Prices checked on Perry Homes' website on October 23, 2026. Perry changes prices often, and the final number depends on the homesite and the options you choose. Across the community, Perry shows four to five bedrooms, one or two stories and three to four car garages.
I could not confirm from the builder's pages which of the 29 homes are finished and move-in ready. In my April video I described both a move-in ready home and a build-your-own option, so ask for the current list.
The details a page will not tell you
Four items deserve a written answer from the sales team before you commit.
School district. Perry's page lists Wylie ISD campuses. In April I said many homesites were zoned to Plano ISD and that some offered a choice between the two. Both statements may be true for different lots, which is exactly why you should get the district for your specific homesite in writing. The district is set by the lot, not by the community name.
HOA and special districts. Perry's pages do not publish HOA dues, and I found no MUD or PID notice for Enchanted Creek. That is not proof there is none. Ask for the HOA budget and any MUD or PID notice for the lot, and read our guide to MUD and PID taxes on DFW new construction so you know what the notice means.
Amenities. Perry's community write-up says Enchanted Creek is not built around a long list of shared amenities. The draw is lot size and privacy, plus the parks and lake nearby. Do not expect a pool or clubhouse unless the sales team shows you one in writing.
Incentives. One Perry page references a year-end sales event for 2026 but gives no terms. Builder incentives change and are set by the builder, so ask what is on offer the day you buy.
Bring your own agent before your first visit
Here is the part most buyers learn too late. Most DFW builders register you as a buyer the first time you walk into the sales office, and many will not add a buyer's agent after that. The person at the desk works for the builder, which is fine, but it means nobody is on your side while you choose a lot, read the contract and decide on options. I have not verified Perry's specific registration policy, so ask them directly, and ask before you visit.
Many builders pay a cooperating agent out of their own budget rather than adding it to your price, but confirm the terms with the builder before you register. What an agent of your own gets you is someone who reads the contract, compares the lots, checks the district for each one and tracks the deadlines. If you are weighing Enchanted Creek, schedule a private consultation before your first visit to Enchanted Creek.

Why the build timeline matters
Because most homes here are sold as available to build, you are buying a process, not just a finished house. Ask for the estimated completion date in writing, how selection deadlines work at the design center, and what the phase inspections look like. Our posts on design center upgrades and independent inspections and the builder warranty cover each of these.
Frequently Asked Questions
How much does a Perry Homes house at Enchanted Creek cost?
Perry's site shows homes starting from the $1.2 millions as of October 23, 2026. The two plans I could price individually were $1,276,900 for 3,786 square feet and $1,326,900 for 3,716 square feet. Lot choice and options move the final price.
How big are the lots?
Perry describes one-acre-and-larger homesites. In my April tour video I said the largest approach five acres. Ask the sales team which sites are open now.
Which school district does Enchanted Creek belong to?
It depends on the homesite. Perry's page lists Wylie ISD campuses, and in April I noted that many lots were zoned to Plano ISD with a choice on some. Confirm the district for the exact lot in writing.
Is there an HOA or MUD?
Perry does not publish HOA dues in the pages I read, and I did not find a MUD or PID notice for the community. Ask for both in writing before you sign.
Do I need an agent who knows new construction in Lucas?
What matters is an agent who has read builder contracts, knows how registration works and can compare large-lot communities across Lucas, Parker and Fairview. Many agents rarely work with builders, so ask how many new construction contracts they have handled. Paul Blair has toured and filmed this community and works with buyers on builder contracts across Collin County.
A note from Paul
When I toured the 3992A model at Enchanted Creek in April, the lot was what stayed with me, not the kitchen. Finishes can be changed at the design center, but the acre you pick is the decision you cannot undo, so slow down on that one. Get your questions answered in writing, and bring your agent along the first time.
