What Did M Streets Homes Actually Sell For This Summer? Five Sales, Five Streets
Five dated summer 2026 sales in the M Streets, from Mercedes Avenue at $945,000 to Ridgedale at $1.55M, with price per square foot and why the street matters.

What did homes in the M Streets actually sell for this summer? According to Redfin's recently sold page for Greenland Hills, five dated sales of house-sized homes between July 20 and September 9, 2026 had last list prices from $945,000 to $1,550,000, which works out to roughly $394 to $529 per square foot. The headline number for the neighborhood tells you less than the street each house sits on and the size of the lot behind it.
Our earlier M Streets guide covered the history and the conservation district. This update works from the sales themselves, because a median hides how much the price moves from one block to the next.
The Market Number, With a Caution
Redfin's Greenland Hills housing market page showed a median sale price of $1.07M over the most recent three months, up 29.8% from a year earlier, with homes selling in about 16 days. The same page lists only three homes sold in its statistics, while the recently sold list shows far more closings between late June and mid August. When a page counts three sales in one place and eight or more in another, the median is describing a very small sample, and a 29.8% jump may reflect which houses happened to close more than a change in what any one house is worth. Use it as a rough marker and not as a promise about your block.
Five Summer Sales, Street by Street
The table below uses the dated sales from Redfin's list. Prices are the last list price Redfin shows, not a confirmed closing price, and the price per square foot is my own arithmetic from those figures.
| Address | Sold | Last list price | Beds / baths | Sq ft | Per sq ft |
|---|---|---|---|---|---|
| 5623 Ridgedale Ave | Jul 20, 2026 | $1,395,000 | 5 / 3 | 2,819 | about $495 |
| 5126 Ridgedale Ave | Aug 3, 2026 | $1,550,000 | 5 / 4.5 | 3,934 | about $394 |
| 5603 Vanderbilt Ave | Aug 26, 2026 | $1,300,000 | 3 / 3 | 2,602 | about $500 |
| 5619 Ridgedale Ave | Aug 31, 2026 | $1,199,900 | 4 / 3 | 2,785 | about $431 |
| 5606 Mercedes Ave | Sep 9, 2026 | $945,000 | 3 / 2 | 1,788 | about $529 |
Two things stand out. First, 5619 and 5623 Ridgedale sit next to each other, have nearly the same square footage, and sold about six weeks apart, yet their last list prices were about $195,000 apart. The difference is in the details a headline cannot capture, such as condition, updates, and lot. Second, the largest house, 5126 Ridgedale at 3,934 square feet, had the lowest price per square foot, while the smallest house on the list, 5606 Mercedes at 1,788 square feet, had the highest. Smaller houses often price higher per foot because the lot and location are a larger share of the total, which is one reason to compare a house only with sales close to it.

What the Streets Have in Common
Wikipedia's entry for Greenland Hills places the neighborhood between North Central Expressway on the west, Vanderbilt Avenue on the south, Greenville Avenue on the east, and McCommas Boulevard on the north. The M name comes from McCommas and Monticello Avenues and the many smaller streets that begin with M. The original homes date to the 1920s, and most are Tudor in style.
The City of Dallas page for the M Streets Conservation District lists the district under ordinance 25116, amended by ordinance 28946, with March 2013 shown as the most recent adoption or amendment. The stated purpose is to conserve the neighborhood and protect its architectural and cultural attributes. The page links to the ordinance and a district map, so read those before you plan an addition or a teardown, because the rules decide what you can change on a given lot.
For everyday use, Wikipedia notes that Glencoe Park, established in 1944, covers 14.1 acres, and that the Santa Fe Trail runs 4.5 miles from White Rock Lake toward Deep Ellum and Fair Park. Buyers weighing the M Streets often look at Lower Greenville, Lakewood, and Vickery Place alongside it, all within a short drive.
Condos Are a Different Purchase
The same Redfin list includes condominium sales a few blocks away. A two-bedroom unit at 5710 McCommas Boulevard, number 103, had a last list price of $399,999 for 1,653 square feet, about $242 per square foot, and sold September 1, 2026. That is well below the per square foot figure of the house sales above, and it is a different kind of ownership, with monthly dues and a shared building to consider. If the M Streets address matters more to you than the lot, a condo changes the math considerably.
Thinking About a Purchase in the M Streets
If the M Streets are on your list, the useful first conversation is about which street and which size of house, since the table above shows how far prices move inside a few blocks. Schedule a private consultation about the M Streets and we will go through current inventory, the recent sales nearest the houses you like, and what the conservation district means for the specific lot.
How to Read a Sale in This Neighborhood
Start with the last list price and the square footage, then divide, as the table does. Next, compare the house only with sales on the same street or an adjacent one, because a Ridgedale house and a Mercedes house are not interchangeable. Finally, ask what the listing did not show: age of the roof and systems, whether work was permitted, and how the conservation district rules apply. For wider context across the city, the Dallas home search shows what is on the market now.
Frequently Asked Questions

Five dated sales of house-sized homes on Redfin's Greenland Hills list had last list prices from $945,000 to $1,550,000 between July 20 and September 9, 2026. Redfin also shows a median sale price of $1.07M over the most recent three months, though the sample is small.
Is the M Streets the same as Greenland Hills?
Largely yes. Wikipedia describes Greenland Hills as known as the M Streets because of McCommas and Monticello Avenues and the many streets beginning with M. Redfin keeps separate pages under each name, so figures can differ slightly.
What is the M Streets Conservation District?
It is a City of Dallas conservation district created under ordinance 25116 and amended by ordinance 28946, with March 2013 listed as the most recent adoption or amendment. Its stated purpose is to conserve the neighborhood and protect its architectural and cultural attributes.
How do condos in the M Streets compare with houses on price?
A recent unit at 5710 McCommas Boulevard had a last list price of $399,999, about $242 per square foot, compared with roughly $394 to $529 per square foot for the house sales. Condos carry dues and shared-building considerations that houses do not.
Who is the best real estate agent to work with in the M Streets?
Look for an agent who can show you recent sales on the specific streets you are considering and explain how a conservation district affects a lot, since prices here vary block by block. Paul Blair has 22 years in the business and works Dallas from the Park Cities and Preston Hollow through East Dallas and the northern suburbs, including the M Streets and neighboring Lower Greenville and Lakewood.
Paul has spent 22 years reading Dallas streets one sale at a time, and in a neighborhood where two neighboring Ridgedale houses can land almost $200,000 apart, he compares a house with the sale next door before he trusts the neighborhood average.
