What Does a Sachse Home Cost Right Now? A $429,795 Median and Five Sales From $390,000 to $725,000
Sachse's median sale price was $429,795 in September, yet five recent sales ran from $390,000 to $725,000. See what drives the spread and how to price a home.

What does a home in Sachse actually cost right now? According to Redfin's Sachse market page, the median sale price in September 2026 was $429,795, down 3.4% from a year earlier. That one number hides a wide range. Five recent sales on Redfin's recently sold page had last list prices running from $390,000 to $725,000, so the highest was about 1.9 times the lowest.
When we last wrote about Sachse in August, the focus was a single sale in the Woodbridge golf community, which you can read in our Woodbridge home sale spotlight. This update steps back from one house and asks a broader question: where does the middle of the Sachse market sit today, and why do homes of similar size end up so far apart in price?
The Market in One Paragraph
Redfin's September 2026 figures show 76 homes sold, up 10.4% from a year earlier. The median home spent 46 days on the market, five days faster than last year, and homes sold for 98.1% of list price on average, up half a point. Redfin puts the median price per square foot at $192 for the three months ending in September, down 6.3% from a year ago. Put together, that describes a market where prices have eased a little but homes are moving, and where a well priced house is closing within a couple of points of its asking price. These are Redfin's own calculations, and a median covers a lot of different houses.
Five Sales, Five Different Houses
Redfin's recently sold page for Sachse showed five homes with a sold date. The prices below are the last list prices Redfin displays, not confirmed closing prices, and the price per square foot is my own arithmetic from the list price and the listed square footage. Redfin's page did not show a lot size or year built for any of them.
| Address | Sold | Last list price | Beds / baths | Sq ft | List per sq ft |
|---|---|---|---|---|---|
| 6509 Lake Forest Ln | Aug 27, 2026 | $390,000 | 3 / 2 | 1,835 | about $213 |
| 6219 Lakecrest Dr | Sep 8, 2026 | $409,000 | 3 / 2 | 2,122 | about $193 |
| 6411 Fieldcrest Ln | Aug 4, 2026 | $525,000 | 4 / 3.5 | 2,982 | about $176 |
| 5115 Live Oak Dr | Aug 10, 2026 | $599,000 | 5 / 4.5 | 3,776 | about $159 |
| 6702 Lake Meadow Dr | Jul 20, 2026 | $725,000 | 4 / 4 | 3,776 | about $192 |
The most useful row pairing is the last two. Live Oak Drive and Lake Meadow Drive are both listed at 3,776 square feet, yet the Lake Meadow list price was $126,000 higher, about 21% more. Both are small samples from one page, so I would not read a rule into them. What they show is that square footage alone does not set the price in Sachse, and that the smallest home on the list carries the highest price per square foot.
Why Two Similar Houses Price So Differently
A few things tend to separate homes like these, and none of them show up in a headline median.
The first is the home itself: baths, finish level, updates and the number of bedrooms matter as much as total size. Live Oak Drive lists five bedrooms and four and a half baths, while Lake Meadow Drive lists four bedrooms and four baths, so the layouts are not identical even at the same square footage. The second is the lot and the street. Redfin's page did not give lot sizes, so I cannot say how much land mattered here, and that is exactly the detail worth checking on any specific comparison.
The third is geography. According to Wikipedia, Sachse sits in both Collin and Dallas counties, and its 2020 census population was 27,103. A home's county determines which appraisal district values it for property tax, so two houses a few blocks apart can arrive at different tax bills. It is worth confirming the county on any address before you compare monthly costs.

What the City Says It Is Planning
The local paper, the Sachse News, reported in May 2026 that the city council approved a strategic plan to guide the city's growth through 2032, drafted with the Berkeley Group and meant to line up with the city's long range comprehensive plan. The article excerpt I could read did not detail housing or zoning targets, so I am not drawing conclusions about future supply from it. For a buyer or seller, the practical point is that the plan exists and the city's planning documents are worth reading before assuming what can be built near a particular address.
Weighing a Sachse Sale
If you own here and are thinking about selling, the 46 day median and 98.1% sale to list ratio suggest that pricing close to recent comparable sales is rewarded, while a price that ignores them can sit. The spread in the five sales above is the reason a median is a poor guide for any one house. Request a confidential valuation for your Sachse home and we will line up the closed sales nearest to you, matched on size, bedrooms, bathrooms and county, rather than leaning on a city wide average.

Sachse does not price alone. Our Wylie guide covers the next city east, and our Garland guide covers the larger neighbor to the south. The Dallas home search shows what the same budget buys across the metro.
