Is Mattamy Homes still selling at Collin Creek in Plano, and what does a townhome there cost in 2026? Collin Creek is the former Collin Creek Mall site, a long-running redevelopment off US-75 that the developer, Centurion American, has described as a $1 billion project. Below is what the builder publishes today, what the larger development includes, and what to settle before you walk into the sales gallery.
What Collin Creek is
The development sits on the old mall land in Plano, in Collin County. According to a September 2024 article on the project's own site, the plan at completion is about 500 single-family homes, 2,300 multifamily units and 300 independent living residences, with roughly 300,000 square feet of retail, eight acres of park space and 1.6 miles of walking trails. Treat those as plan figures from 2024, not a count of what is built today.
Mattamy sells townhomes and paired villas here, two to three stories, with two-car garages. Its sales gallery is at 960 Concan Drive, Plano, TX 75075. The Plano ISD name appears on Mattamy's page, and the district for your specific address should be confirmed in writing before you sign.
I filmed a tour of the Collin Creek townhomes in February 2026, and that video is the first-hand part of this guide. Everything about price and availability below comes from the builder's site this week, not from the video.
What is for sale right now
Mattamy's community page lists seven plans and eight quick move-in homes. Only the ones at $500,000 and up are in the table. The smaller Kelso and Northfield townhomes start below that line, and the Canterbury plan starts at $493,000.

Prices checked on Mattamy Homes' website on October 28, 2026. "Starting from" prices are for the plan before lot, elevation and options, and quick move-in prices can change or sell without notice. Mattamy shows Aberdeen and Wakefield as its model homes.
The Aberdeen page describes a three-story townhome with the primary suite on the third floor, a breakfast bar at the kitchen island, a study, and an ENERGY STAR certified build. Mattamy's community page reports an average HERS score of 53 across its homes here. That is the builder's figure, and an independent energy rating on your own home is a separate thing to ask about.
Other builders sell at Collin Creek too. Brightland Homes' community page lists a starting price of $474,990, which is under the $500,000 line this series covers, so I have not tabulated its homes. If you want a side-by-side comparison, ask for it when we talk.
The incentive Mattamy advertises
Mattamy's page currently advertises a limited-time Year 1 buydown at 3.99% (6.784% APR) on select quick move-in homes. The page bases it on a 5.99% FHA fixed-rate mortgage through its affiliate lender, Mattamy Home Funding, LLC. That is what the builder's site says today. Incentives change and are set by the builder, so get the terms in writing, and compare any affiliate lender offer against a quote from a lender you choose.
The details a page will not tell you
HOA. Mattamy's page does not state HOA dues. A townhome community with an amenity center, a pool and shared landscaping will have them, so ask for the current budget and what it covers.
Improvement districts. The City of Plano created two public improvement districts at the Collin Creek site in February 2021, an east and a west district, to help pay for streets, parks, utilities and drainage. Community Impact reported that the bonds are repaid through a tax on the property. I could not confirm from public pages whether a homeowner at a specific Mattamy address pays an assessment, so ask for the PID notice for the exact lot. Our guide to MUD and PID taxes on DFW new construction explains what that notice looks like and how to read it.
Amenities. Mattamy's renderings show a pool and clubhouse. The wider development lists parks and trails. Ask what is open today and what is still planned, because a redevelopment this size is built in phases.
Bring your own agent before your first visit
Most DFW builders register you as a buyer the first time you walk into the sales gallery, and many will not add a buyer's agent after that. The person at the desk works for the builder, which is fine, but it means nobody is on your side while you compare plans, read the contract and weigh a quick move-in against building to order. I have not verified Mattamy's specific registration policy, so ask them directly, and ask before you visit.
An agent of your own reads the contract, checks the PID notice and the school assignment for your address, and tracks the deadlines. If you are weighing Collin Creek, schedule a private consultation before your first visit to Collin Creek.

Quick move-in or build to order
A quick move-in home is finished or close to it, so you know the price and the closing date, but the finishes are already chosen. A to-be-built plan lets you pick at the design center, and it also adds a construction timeline you should have in writing. Our posts on design center upgrades and independent inspections and the builder warranty cover both paths. Do I need an agent who knows new construction in Plano?
You need one who has read builder contracts, knows how registration works and can compare townhome communities in Plano with other options nearby. Many agents rarely work with builders, so ask how many new construction contracts they have handled. Paul Blair has toured and filmed Collin Creek and works with buyers on builder contracts across Collin County.
A note from Paul
When I filmed the Collin Creek townhomes in February, what stayed with me was how much of the site was still being built around the homes. That is worth seeing for yourself, and worth asking the sales team to explain in writing. Take your time with the contract, and bring your agent the first time.
