What Does It Actually Cost to Buy in Hollywood Dell in 2026?
Redfin lists seven Hollywood Dell house sales from $1.03M to $4.55M between July and August 2026. Here is how lot, size and fire rules shape those prices.

What does it cost to buy in Hollywood Dell?
Based on the sales Redfin lists, a house in Hollywood Dell sold for between about $1.03 million and $4.55 million this summer, with a middle figure of $2.3 million across the seven I could verify. Redfin's Hollywood Dell market page shows a $1.28 million median over the three months ending March 2026, which is an older and smaller sample, so I treat the individual summer sales as the better guide to where the neighborhood trades today.
Where Hollywood Dell sits
Hollywood Dell is a hillside pocket of the Hollywood Hills in ZIP code 90068. Wikipedia gives its generally accepted borders as east of Cahuenga, north of Franklin, west of Argyle and south of the Hollywood Reservoir, and notes a heavy Spanish Colonial Revival influence in the housing stock. Boundaries for small neighborhoods like this one are informal, so confirm the location of any address you are considering against its parcel and not against a listing label.
It helps to know what the Dell is not. It is not the ridgeline estate country of the Bird Streets or Mount Olympus, and it is a different street pattern from Beachwood Canyon and Hollywoodland just to the east. For the broader picture of the area, our Hollywood Hills guide and our Hollywood guide cover the surrounding market, and our Hollywood Hills community page collects the rest.

What the dated sales show
These are the house sales on Redfin's Hollywood Dell recently sold page that carry a sale date and a price, between mid-July and mid-August 2026. Redfin does not label the property type on most of them, so I left out anything the page marks as a condo, a duplex or a triplex. I am reporting the figures as listed. Price per square foot is my own calculation from Redfin's square footage.
| Address | Sale date | Sale price | Beds | Sq ft (Redfin) | Price per sq ft |
|---|---|---|---|---|---|
| 2419 El Contento Dr | Jul 30, 2026 | $4,550,000 | 3 | 4,246 | $1,072 |
| 2041 Grace Ave | Jul 16, 2026 | $3,395,000 | 4 | 4,034 | $842 |
| 6823 Iris Cir | Jul 15, 2026 | $2,500,000 | 3 | 2,521 | $992 |
| 2229 Willetta St | Aug 18, 2026 | $2,300,000 | 3 | 2,305 | $998 |
| 2233 Crest Way | Jul 27, 2026 | $1,406,000 | 2 | 1,092 | $1,288 |
| 6182 Glen Oak St | Jul 24, 2026 | $1,095,000 | 2 | 986 | $1,111 |
| 6149 W Glen Holly St | Jul 28, 2026 | $1,028,000 | 2 | 924 | $1,113 |
Two patterns stand out. First, the price per square foot barely tracks price. The smallest houses, at 924 to 1,092 square feet, sold for $1,111 to $1,288 per foot, while the two largest houses, at over 4,000 square feet, sold for $842 and $1,072. In a hillside neighborhood the lot and the first thousand square feet tend to carry most of the value, and each additional room adds less. Second, the page is not tidy. It reports three sales in the past month while its own listings show more, and its March price per square foot of $582 does not square with the summer sales above, so I have not used that figure. Typical days on market on the page is 104, and the March market page shows a 97.5 percent sale-to-list ratio, which suggests buyers had some room to negotiate.
What actually moves the price on a hillside lot
Access, grade and view do more work here than any finish inside the house. A lot that sits at street level, or close to it, costs less to build on and to insure than one reached by a long drive or a stair. Parking is the practical test, because on narrow hillside streets a covered space is not a given. Wikipedia notes that the roads are mainly hilly and that many homes sit on hillside lots, so walk the access in the evening and in the rain before you decide the grade works for you.
Age and condition matter too. Spanish Colonial Revival houses from the early twentieth century carry original plaster, clay tile and older wiring and plumbing, and a house with documented updates will usually justify a premium over one without. Ask for the permit history, then compare the living area on file with what you can measure, because older hillside houses often carry expansions that were never recorded.
Fire, insurance and the Dell
Wildfire is part of the purchase decision in every Hollywood Hills neighborhood. Time Out's report on the 2025 CAL FIRE map update says nearly all of the Hollywood Hills now sits in the very high fire hazard severity zone, which carries brush clearance duties of 200 feet from structures. You can check a specific parcel on the state's fire hazard severity zone page.
The Hollywood Dell Civic Association's fire safety committee says the neighborhood is a certified Firewise USA community and that the certification can help residents with insurance discounts. It also lists the home hardening steps it recommends, including Class A fire-rated roofs, tempered or double-pane windows and one-eighth-inch steel mesh on vents. Ask the seller for the insurance history and the roof and vent details early, because they affect both your coverage options and your cost.
If you are weighing a purchase in Hollywood Dell, a private consultation about Hollywood Dell is a sensible first step: we can pull the sales for the exact streets you are comparing, the permit history on the house, and the insurance questions to put to the seller before you write an offer.
Transfer tax and price bands
Hollywood Dell is inside the City of Los Angeles, so the Measure ULA transfer tax applies above its thresholds. The city's Measure ULA FAQ explains the tiers, and the 4 percent tier begins at $5.4 million under the current indexed figures. None of the seven sales above reached that line, the highest being $4.55 million, but a house at the top of the neighborhood's range could. If you are selling above it, price the tax into your net before you accept an offer.
