Is Shaddock Homes still building at Inspiration, and what does a new home there cost in 2026? Yes. As of November 6, 2026, Shaddock's website lists Inspiration Paradise Village in St. Paul, Texas 75098 as active, with homes starting at $599,000 and ranging from 2,400 to 4,000 square feet. The school district is Wylie ISD. The six plans I could confirm on the builder's site run from $599,000 to $699,000.

Inspiration is the Huffines Communities development on Lake Lavon that I covered from the Ashton Woods side in our Ashton Woods at Inspiration guide. This post is about the other builder I filmed there. Below is what Shaddock publishes today, what it does not publish, and what to settle before you walk into a sales office.

Where Paradise Village sits

Shaddock's community page gives the location as St. Paul, TX 75098 and describes the area as Lucas. Inspiration sits beside the historic town of St. Paul in Collin County, and the mailing addresses for homes in the neighborhood often say Wylie. That mix of names is normal here, and it matters for one practical reason. The city limits or jurisdiction your lot falls in can change your tax bill, so ask for it in writing for the exact lot before you commit.

The amenity center is Club Inspiration, which the developer builds for the whole community, not for one builder. When I filmed Shaddock's homes in October 2025, the amenity center was the centerpiece of that video, and the title calls it a $9 million amenity center. I am repeating the video's title, not a figure I have verified from a public source. The first-hand part of this guide is what I saw on that tour. The prices and availability below come from the builder's site this week, not from the video.

What Shaddock is selling right now

Shaddock lists Paradise Village as one community with a starting price of $599,000. The community page does not show lot sizes, and it does not break the six plans below into series, so I am listing them as the builder shows them on each plan page.

Stafford (SH 5246)3,4564 bed, 4.5 bath2$675,000
Benbrook (SH 4459)3,5564 bed, 4.5 bath2$699,000

Prices checked on Shaddock's website on November 6, 2026. These are the prices the builder shows on its plan pages and they can change without notice, so treat them as a starting point before lot, elevation and options. The Boyd page lists a three-car garage and a main-floor primary bedroom. The Hico is the one single-story plan I found.

I did not find any quick move-in homes for Paradise Village on the builder's site, so as of today I cannot tell you that a finished home is ready to close on. If you want one, ask the sales team what is under construction and when it will be done. Shaddock also lists a plan with the Inspiration name under Grace Village in search results, but Grace Village does not appear on the builder's current community list, so I have not covered it here.

The incentive Shaddock advertises

Shaddock's site currently advertises a 3.99% rate in year one and a move-in ready conventional 3/2/1 buydown, along with a banner reading "1% Below Market Rates for New Builds." The Paradise Village page lists the 3.99% buydown as its incentive. The pages do not say which homes qualify or what the full terms are. Incentives change and are set by the builder, so get the terms in writing, and compare any builder-affiliated lender offer with a quote from a lender you choose. A temporary rate in the first year is not the same as a lower rate for the life of the loan, so ask for the payment in year two.

The details a page will not tell you

HOA. Shaddock does not publish the dues for Paradise Village. A community with a large amenity center will have an association, so ask for the current budget, what it covers and how often it has changed.

The special district. A 2014 Dallas Morning News report described the taxing entity for this area as Collin County Water Control and Improvement District No. 3, with a tax rate authorized up to $1.20 per $100 of value. That is an authorization figure from more than a decade ago, not what a buyer pays today, and I could not confirm the current rate from public pages. Ask for the district tax rate and the required disclosure notice for your lot. Our guide to MUD and PID taxes on DFW new construction explains what that notice looks like and how to read it.

The sales office. The only address Shaddock publishes is its corporate office at 2400 Dallas Parkway in Plano, and I could not confirm an on-site sales office address for Paradise Village. Call before you drive out, and ask whether you will meet someone at the community or in Plano.

Plan sizes. The community range of 2,400 to 4,000 square feet is wider than the six plans I could confirm, which top out at 3,556. That suggests other plans exist or are being added, so ask for the full list.

Bring your own agent before your first visit

Most DFW builders register you as a buyer the first time you visit a sales office or model, and many will not add a buyer's agent after that. The person across the desk works for the builder, which is fine, but it means nobody is on your side while you compare plans, read the contract and weigh incentives. I have not verified Shaddock's registration policy, so ask them directly, and ask before you visit.

An agent of your own reads the contract, checks the district notice and the jurisdiction for your lot, and tracks the deadlines. If Paradise Village is on your list, schedule a private consultation before your first visit to Inspiration.

Building to order versus buying finished

With no quick move-ins listed, most buyers here will be building a plan from the ground up. That gives you a design center and a construction timeline, and the finishes you choose are the ones you live with, so the allowances and upgrade pricing matter as much as the base price. Our posts on design center upgrades and independent inspections and the builder warranty cover both. Our Wylie real estate guide covers the surrounding market, and our Lucas guide covers the other city name you will see on these listings.

I did not find any on Shaddock's site when I checked. Ask the builder what is under construction and when it will be ready, since that can change quickly.

Shaddock lists Wylie ISD for Paradise Village. Confirm the assigned campuses for your specific address with the district.

Do I need an agent who knows new construction in this part of Collin County?

You need one who has read builder contracts, knows how registration works and can compare Inspiration with other communities nearby. Many agents rarely work with builders, so ask how many new construction contracts they have handled. Paul Blair filmed Shaddock's homes at Inspiration and works with buyers on builder contracts across Collin County.

A note from Paul

When I toured Shaddock's homes at Inspiration last October, the amenity center was what stayed with me. The homes deserve the same close look, so read the contract, ask about the district tax and the full terms of any rate offer, and bring your agent the first time.
