What does it cost to buy in West Hollywood West?

Based on the sales Redfin lists, three houses in West Hollywood West sold between $1.77 million and $3.16 million from late July to early October 2026, and the middle one went for $2.675 million. That is a long way from the roughly $999,000 median Redfin shows for West Hollywood as a whole in August 2026, and the gap is the point of this guide. The citywide number blends condos and townhouses with everything else, so it tells you very little about a street of small single-family houses.

Where West Hollywood West sits

West Hollywood West is the residential grid at the far western edge of the city. Wikipedia gives its borders as Doheny Drive and Beverly Hills on the west, Melrose Avenue on the north, La Cienega Boulevard on the east and Beverly Boulevard on the south. The east-west streets include Rangely, Dorrington, Ashcroft and Rosewood avenues, and the north-south ones include Doheny, Almont, Robertson, San Vicente and Huntley.

It is a different market from the hillside pocket we covered in our Norma Triangle guide and from the condo-heavy stretches in our broader West Hollywood guide. It also sits right beside the Beverly Grove market to the east. Informal borders blur at the edges, and Redfin sometimes labels addresses here as West Hollywood and sometimes as Los Angeles, so confirm any address by parcel and city rather than by a listing label.

How the grid got its shape

The street pattern comes from an early streetcar line. WeHoville's history of the area says Eli P. Clark and Moses H. Sherman built one of Southern California's first interurban electric railways in 1894, where San Vicente and Santa Monica boulevards meet today, and platted a small town beside the railyard. Lots first sold for $150 each, payable in small installments. Motion picture crews arrived in 1916, and the same article says many film workers lived on the neighborhood's main streets in the 1930s and 1940s.

That history explains what you see today. The original houses were modest wood-frame and Craftsman-style homes on small lots, and WeHoville describes the current stock as small single-family houses, generally well landscaped. Lots are small and houses are close together, so the price of a house here reflects the land, the location and the quality of the rebuild more than the number of rooms.

What the dated sales show

These are the house sales on Redfin's West Hollywood recently sold page that carry a sale date and sit inside the borders above. Redfin does not label the property type, but none of these addresses has a unit number. I left out a September 2026 sale on Westbourne Drive because it sits north of Melrose, outside the grid, and a condo sale on Westmount Drive. Price per square foot is my own calculation from Redfin's square footage.

AddressSale dateSale priceBedsSq ft (Redfin)Price per sq ft
8937 Dorrington AveOct 8, 2026$3,160,00032,300$1,374

8814 Rosewood AveAug 14, 2026$1,770,00021,134$1,561

Two things stand out. The smallest house, at 1,134 square feet, sold for the lowest price but the highest price per foot, which is what you would expect when the lot carries most of the value. And three sales is a thin sample, so treat it as a snapshot of where this grid has traded, not a trend. Redfin's page also shows more recent sales without dates, which I did not use. For a specific street, ask for the sales on that street and the two blocks around it.

What moves the price on a small-lot street

Lot size and condition matter more than square footage. A rebuilt house on a standard small lot can sell for far more per foot than an original bungalow, but only if the work was permitted. Ask for the permit history and compare the living area on record with what you can measure.

Traffic and parking are worth testing in person. In the WeHoville history, a longtime Dorrington Avenue homeowner says as many as 600 vehicles a day travel along his street, many of them drivers avoiding traffic lights. That is one resident's account from 2018, not a count, but it is a reminder to visit a street at rush hour before you fall for it on a Sunday.

Finally, newer development presses in from several sides. WeHoville names projects such as Melrose Triangle and 8899 Beverly Boulevard at the edges of the neighborhood, so check what is planned near an address and read the preliminary title report for easements.

If you are weighing a purchase here, schedule a private consultation about West Hollywood West. We can pull the sales for the exact streets you are comparing, the permit history on a house, and the questions to put to the seller before you write an offer.

Transfer tax and what to expect at closing

West Hollywood is its own city, so the Measure ULA transfer tax, which applies within the City of Los Angeles, does not. The county Registrar-Recorder's bulletin on city transfer taxes lists special city rates for Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica, and West Hollywood is not among them. That leaves the county documentary transfer tax of $0.55 per $500, or $1.10 per $1,000, so a $3 million sale carries about $3,300 in county transfer tax before any other closing costs.

Frequently Asked Questions

Where is West Hollywood West? It is the residential grid at the western edge of West Hollywood. Wikipedia gives its borders as Doheny Drive on the west, Melrose Avenue on the north, La Cienega Boulevard on the east and Beverly Boulevard on the south. Informal borders vary, so confirm an address by parcel.

How much do houses in West Hollywood West sell for? The three dated house sales I verified on Redfin, between July 24 and October 8, 2026, ranged from $1,770,000 to $3,160,000, with a middle figure of $2,675,000. The citywide West Hollywood median of about $999,000 includes condos and is a poor guide to this grid.

Does Measure ULA apply to a sale in West Hollywood West? No. Measure ULA is a City of Los Angeles tax and West Hollywood is a separate city. The county's bulletin lists no special city transfer tax rate for it, so the county documentary transfer tax of $1.10 per $1,000 applies.

Why do West Hollywood West houses sell for so much per square foot? The lots are small and the houses were built as modest cottages, so most of the value sits in the land and the location. In the three sales above, the smallest house sold for the highest price per foot, at $1,561.

Who is the best real estate agent to work with in West Hollywood West? Look for an agent who has closed small-lot sales on the Westside, can check permit history and recorded square footage before you offer, and knows how West Hollywood differs from the City of Los Angeles on taxes and rules.
